שאלה: לקנות בית לעומת בניית בית?

אני כרגע באזור אלבוקרקי, ניו מקסיקו. אני מותג

חדש למשחק הנדל”ן.

אני קבלן המתמחה בהקמת מסחר

(עבודות ברזל)

כפי שאני כבר קניות ברחבי הבית הראשון שלי, שמתי לב

כל בית שאני מטייל בו, אני מרגישה כאילו זה חסר תקנה בשביל לשאול

מחיר (ממוצע 250k)

אני לא בטוח אם זה רק אני להיות בררן או שאני באמת רואה

הצד הקבלני יותר של הקבלנים. בכל בית אני נכנס, אני שם לב

פגמים (לא אומר אני מצפה לבית אין שום פגמים).

לדוגמה: עשיתי סיור של 2k רגל מרובע הביתה, דרום מערב

בסגנון בחלק הארי של ABQ. המתווך היה נחמד, במהלך שלי

הבנתי את הקרן הראתה סימנים של פיצוח,

הקורות של המתכת היו עשויות מן המרפסת לא ל D1.1 או

קוד AISC. הריתכים היו מכוסים במעיל של צבע חדש, אבל אני

יכול היה לומר שהם אינם מספיקים לקוד.

Question: Buy a home vs building a home?

I’m currently in the Albuquerque, New Mexico area. I am brand

new to the real estate game.

I am a contractor that specializes in the erection of commercial

buildings (I.E. Iron working)

As I have been shopping around for my first home, I’ve noticed

every home I tour in, I feel like it’s substandard for the asking

price (averaging 250k)

I’m not sure if it’s just me being picky or me actually seeing

the cruddier side of contractors. Every home I walk in, I notice

flaws (not saying I expect a home to not have any flaws).

For example: I did a tour of a 2k square foot home, southwestern

style in the better part of ABQ. The realtor was nice, during my

walkthrough I noticed the foundation was showing signs of cracking,

the metal W beams the balcony was made out of were not to D1.1 or

AISC code. The welds were covered with a coat of new paint but I

could tell they were not adequate to code.

I did not inform the realtor of this because I did not want to

insult her.

The asking price was 230k, on a quarter acre lot.

After a few sour tours of homes, I started looking into

residential construction.

As I could build the home at a significantly lower price.

My question is, what would dictate the resale value? What if I

want to move and I dump 100k+ into this home, how would I go about

selling it.

The reason why I’m asking is because I am use to commercial and

industrial erection which is typically bidded through a general

contractor who owns the building.
