בשמחה. החוזה נדחה אוטומטית עד 7 ימים מיום הארוע הבלתי צפוי (כמו הוריקן) אם הארוע הבלתי צפוי אורך יותר מ30 יום שני הצדדים רשאים לבטל את החוזה. במידה ויש נזק בנכס והתיקון לא עולה על 1.5% ממחיר המכירה אז על המוכר לבצע את התיקון. אם התיקון לא מבוצע עד למועד הסגירה מחזיקים 125% בנאמנות מעלות התיקון לתשלום התיקונים והיתרה תשולם למוכר. במידה והתיקון מעל 1.5% המוכר לא מחוייב לתקן והקונה רשאי לבטל את העסקה.
אם משתמשים בחוזה הסטנדרטי של קומרשייאל העסקה נדחית ב7 ימים ועד 30 יום כמו עסקה של נכס רגיל. במידה וניתן לתקן את הנכס למוכר יש 45 יום לתקן והוא צריך לתת לקונה הודעה של 10 ימים שהנכס תוקן.
