Hello,
Our company is applying steps now in order to protect your real estate investment. Specifically, we have put a plan in place to assist those residents who have been or will be financially impacted by the pandemic. The goal of the plan is to minimize the loss of rents. We do know that some residents will find it difficult to pay their rent in full and on time due to a loss of income. For those residents who find themselves out of work or with reduced hours we want to assist them in every way possible. Here's the plan:
Proof of Job Loss –
Any resident who has lost their job or has had their income reduced will be required to provide some type of proof, preferably in writing with their employers contact information. We are more than willing to work with those who are legitimately impacted by the pandemic, but we also need to make sure that this situation is not being taken advantage of.
Emergency Assistance –
There are numerous organizations we work with who can provide emergency assistance to residents who need help paying their rent and we will refer these residents to these organizations and will work closely with them to expedite payments. We will also encourage all residents who find themselves out of work or who have reduced work hours to apply for unemployment if they are allowed.
Payment Arrangements –
A payment arrangement will be made with all residents who are unable to pay their full rent on time. We will work with each resident on a case by case basis according to their personal situation. Our hope is to recover any missing rents within a 3 month span.
Late Fees –
For those residents we have determined to qualify for delayed payment, we will waive their late fees as long as a documented payment arrangement can be agreed upon.
We are also reminding our tenants all of the ways they are able to pay their rent in a safe manner. They can mail it in, drop it in one of our three secure 24hr drop boxes located throughout the city, and there are electronic ways that rent can be paid also including payment over the phone with a credit or debit card.
This is an ever changing situation and we will adjust accordingly, but ultimately our goal is to mitigate as much loss as possible. We are also limited on any option of eviction temporarily and will retain all records if it is necessary once this fades. We are also not going to push for evictions if someone is truly impacted at no fault of their own. Please be patient and know that we are doing everything we can to protect your investment.
