Post-5: Get to know the Hausing companies
In my last and last post as part of the “Entrepreneur of the Week” project, I would like to introduce you to another model of rental that is somewhat reminiscent of the SECTION 8 or HUD municipal housing.
I will emphasize in advance: This option is not suitable for everyone - certainly not for beginners with only one asset. It is more suitable for those who have a portfolio of several assets, some of which are at risk.
There are many residents in the United States who are unable to commit to monthly rent because they are not stable in one workplace. Some after divorce, others after bankruptcy and many after dealing with this addiction differently. Whole families receive government support and stay awhile at designated shelters and then receive a three-month (plus diff) budget to find an apartment.
Others come to this situation not as a family with children but as a private person. In their case they are looking for a room they can rent, sometimes with a partner and a place to help them get back on their feet.
The state pays a monthly fee to those individuals to make sure they can rent an apartment for several months, a year or for their entire lives. But how do you find homeowners who rent the room to them and monitor the condition of the apartment, the payment of monthly bills, and the apartment that the addicted tenants do not return to addiction?
These are the housings.
They rent apartments in less popular areas of the city and pay regular rent. They provide full diffusion and concern for the occupancy of the tenants, for regular maintenance of the house (including cleaning), for paying bills and even for visits several times a week to ensure that the tenants comply with the rules of the house.
Today, I rent one such house in Columbus to the Hausing company, and in my experience so far the payments have arrived on time, the house is in better shape than what they received, and the tenants, even if there is turnover, do not have to handle almost anything because the company runs the property free of charge.

Regular supervision of the house includes the full right of the landlord or anyone on his behalf to visit at any time (prior notice)
Disadvantages of leasing to Hausing
The house should be in an ideal housing condition including a fire detector.
The housing company sometimes asks for a first month rent discount until a tenant enters or asks for repairs and cosmetic renovations in order for the house to look perfect.
Home repairs should be performed within 48-72 in case of malfunction.

Hi Or, What does it mean that the company manages the property? When they need repairs they bring the contractor and you submit an invoice? Let's ask this in a different way - is not there actually the classic management company in the picture?

I've had a Session 8 for three years now and I'm really happy. The yield is excellent and the rent is always guaranteed. They have some weird requirements in repairs but overall highly recommended. There were a few times we did not pass their tests and then they did not release the lease. But everything always worked out in the end. For me the asset manager really is not dead on it clear…. Very nice program you are in that it takes him out of the picture. I searched in Alanta and found only Session 8 and not this one.

If one of the tenants demolishes the house before leaving, what happens then?
Are you paid regularly even if there is no one living at home?
