What should be taken care of before buying a real estate in the US!

What does every Israeli most afraid of?

It is very important to understand what are the main things to watch out for before buying a US real estate.

1. Checking the property's environmental data
They are very important criteria before choosing a US property. This will give you the basic understanding if you are in a good or bad area.

Crime -
Just like in Israel, where there is a high crime level you probably will not want to live. As investors, we want to get rent regularly and at high security, and it is reasonable to assume that such a neighborhood will attract people with low payment ethics, and probably will not actually keep your property.

Education -
As in Israel where education is high, it is indicative of the socio-economic level of the people in the neighborhood. And we as owners of properties that live thousands of kilometers from our property, prefer to know that the property is leased to people who will protect it.

Immigration -
Where people flock to it, says that probably the neighborhood is developing - positive immigration. Where people are fleeing, something bad is probably happening there - negative immigration.

How much do you earn in the area -
A trend that is similar in Israel to the US, where people make more money, is indicative of the quality of the neighborhood.

2. What's cheap is expensive!
Not to be tempted to buy a house at the price of 30-50 a thousand dollars, meaning that in these areas where crime is high and education is low! And as a result your potential tenants will be at a lower level and there is a risk that you will not be paid rent or will destroy your home.

3. Transfer money to buy the property just through loyalty
The loyalty mechanism is very important for saving your money from fraud. When the money passes through more faithfully, the money is only intended to buy the specific property that you intend to purchase, and it will not be able to switch to the seller account before you become the owner of the property's land registry.

4. Buying property only with Home Inspection Home Check
So you saw a property you love and you want to buy it, great! But who assures you that what you see is really what you get? How will you know if there are significant issues with the property? For this there is the home inspection. An engineer comes to the property and checks all the things that are important to check on the property before purchasing. These include the basics, the plumbing system, air conditioning, heating, the roof, etc.… At the end of the inspection you will receive a detailed report that is accompanied by photos and comments from the engineer regarding the condition of all the systems in the property. And this way you will know what the problems are with the property before buying and not after.

5. Yield Guarantee
Escape from those who promise guaranteed yield. The property is sold to you above the market price and you pay the rent. And when you want to sell the property the price you get will be lower than what you paid in Kenya. And you lose money.

6. Don't buy above market price
How do I actually know the price of the property they are inventing for me before buying? Do I buy above the market price or below the market price? Obviously it is better to buy below the market price or at the market price. In order to understand what the market price is, I need to make a comparison of all the properties sold in the area in the last year. But by what assets compares? As with any comparison, one should compare apple to apple. So if I buy a house of 3 bedrooms and 2 baths, and a size of 1400 sq / ft, I will look for houses that are similar in the properties here. And of course the physical condition of the property, the area where we are comparing, and more should also be included in the comparison…

And something very important,
If you intend to buy through a marketer in Israel - meet with a company representative, it is important that you feel that you can trust the person with whom you entrust the best of your money that you have saved with great effort. Ask for recommendations.
Still, it is important to add, there are many more parameters to check, but if you stick to the main points of these things, you will probably make a more secure and sensible investment.

  2. Thank you Gilad…. You talk a lot about the area / environment. What would you define as an area / environment? Street ? A neighborhood? zip code? City ? Metropolitan? I ask, because each definition of an area from what I mentioned requires a different amount of focus (micro / macro)
