  4. Very nice post Rival. I'll just say that there are other similar and different strategies for sale, but like you, I like Helis Opshin depending on the area. It's really a win win no matter how you look at it for all parties and in every possibility if the deal is structured correctly.

  6. You painted a very ideal situation that all players play well and the market also cooperates.
    Tenants with credit problems often have a reason for this. What happens when they stop paying rent? What happens if things in the house are destroyed and they decide that it is not their responsibility? What happens with the real estate value in the area going down and they decide that the deal is really not worth it for them?
