** When should I sell my property? **

The question of when to sell property costs many times. And often employs new investors who have just begun to think about investments and have not even purchased the first property.

So when do you sell?

Well, there is no one-size-fits-all answer about scheduling - it is an individual decision and differs from investor to investor and asset to asset. However, here are some points to think about.

First of all it is important to understand that any act of sale and purchase of hidden assets
Additional costs and expenses, including payment of tax on profits and selling expenses are not just commission agent.

- First scenario - "buried" capital in the property
It is possible that the value of the property has increased significantly since it was purchased, but the value does not reflect this, or the value is still relatively low relative to the value of the property. In such a situation, the sale of the property and the use of the profit from it for the purpose of buying two or three other properties may constitute a significant increase in income.

By the way, the US has a tax regulation (1031) that allows a deferred tax payment to a future time point if we swap the property sold on another subject, including a number of properties in the one place sold. The 1031 issue should be examined to the extent that there are all rules applicable to the exchange of assets.

- Second scenario - the property produces "noise" in my life
We would all like to make an investment of "live and forget" - meaning that the property will be rented, without problems, will not stand empty without a tenant, if possible without repairs or as little as possible, and of course the tenant will always pay and on time. But in life there is a desirable and there is a common.
A property without "noise" simply does not exist. The ambition is of course a minimum of "noise".
But, it is possible that a particular property produces far too much “noise” for its owner. In such a situation we may consider disposing of this property whether for the benefit of another property or simply for the sake of tranquility.

I had a property in the Atlanta area that for the first half year of the rental constantly had problems, repairs and breakdowns, and a nightmare tenant. The joke of the property manager and mine was “what happened to the property today” or he told me he does not have a property that he visits more than this property. At the end of the rental period I put in the market and sold.

- Third scenario - realization
At the end of the day the goal of each investment is to get to the point where the property pays us or improves our economic future. There will come a day and we will reach this point in time and decide that it is time to exercise, get out of the investment and enjoy the fruits.
