I bought this house as an investor and did a good return there. I'm not sure whether Lior will publish such data here, but that's not what matters.
Some interesting things about the house (good interesting for me) -
1 - The dry data over the internet regarding this area is not something at all. But I was not afraid to make an offer on this property from the country, because of previous acquaintance with this area. And as I flew there after closing on the property, I really saw a lovely, quiet street with large lawns and friendly neighbors. So yes, not everything can be known from the land, and anyone who wants to be a real estate entrepreneur in the US, should know the city by foot as well.
2 - In this house we had a problem with
crawl space - Here is the excerpt from the inspection report:
Crawl space is flooded.
Sump pump is not operating.
Evidence of pest / animal intrusion in crawl space. Heavy water damage, wood rot noted on floor framing. .
Evidence of past / current flooding and water intrusion.
There is heavy mold growth in crawl space.
This means that the crawl space is flooded, there is a decay of the timber beams, and a severe mold problem.
Well what do we do? I presented the situation to the seller, who was going to get a $ 3000 bid to fix this situation. Despite this I asked for a higher price reduction and it worked.
So sometimes mold and flooded ankle can be a big problem, but it turns out that problems can be corrected, especially with the right price.

If I understand correctly this is my house no? 🙂 In every onpan as Idan said always discover while more - so I will update you that in the meantime Edwin told me that they discovered in Carol Spice a leak from one of the pipes - which is enough to suggest that maybe the flooding was from this leak and not from outside as we suspected from the beginning - so we will take care 🙂 Hope in a month or two months to start getting the rents to me (meanwhile using them to take care of things
I as an investor can say that these things less and less scare me when I buy (I bought the first house from the nylons but since then I prefer the older ones) because I produce enough shlikes both in the purchase (of course trying as much as possible before and after the inspection) and especially in the monthly income… can To tell about a house I have with a nice return plus plus and recently found a nativity treatment cost $ 2000 - sucks a lot but 2 things that helped me overcome the bass:
1. I added in my head the two thousand to the purchase price - still the return would have satisfied me and I would have bought the house
2. Rent there is relatively high plus the two-year contract (i.e. I will save leasing money and maybe how long the house will stand empty - which will already cover the 2000)
So bassa bassa but if you are prepared in advance that old houses have their bassas and take that into account... then you will still be able to sleep 8 hours at night... so good night (I just woke up a few hours ago haha)
I would suggest testing the subject with a serious professional. From experience I can tell you that if the rot is large the floor can collapse and you will have to lift the beams and re-close the floor and get to the floor and it can cost 7-10 a thousand dollars.
