So I'm Idan Shkedi, who lives in Pardes Hannah, married to Revital and Aba Lamika and Noam.
He has been investing in real estate for 8-9 years, and even before that he has been investing in other ways. Today I focus primarily on Florida real estate investing and am at the beginning of my career as an entrepreneur. Graduate of Desi and Nir Label's course and serves as a mentor to students in the course. In addition to investing, I volunteer at Bells - an organization that helps families take responsibility for their family finances. You will not hear from me the story of the hitmaker who one day got tired of him and he decided to leave everything and take care of financial freedom. I work full time, sometimes even more than that, and later this week I will expand on the combination of working full time and investing and mentoring investors.
About 12 years ago, at the beginning of my permanent service, I realized that I had to start thinking about what I was doing with my money. I opened a pension savings plan and began depositing different amounts according to what I could. At one point, about 9 years ago, I realized that pension savings are nice, but I have to look for something else. Not in place, but in addition. At that time there was a trend of income-producing real estate in Be'er Sheva. The city has developed greatly, the university has gained momentum, and then I purchased my first property. STUDENT DUPLEX, 3 ROOMS, THEN EXPECTED IT. What was interesting, then I did not understand too much in the field, I acted mainly instincts and a general understanding of economic thinking. That negotiations fell short seller 310,000 NIS, took Leverage (mortgage) Maximum Maximum time, without being tempted Bank's various proposals, and I have made a handsome return of over 50,000% annually. After 10 years I sold the apartment with a total return on cash of over 4%. Of course, today it is much harder to make such numbers in Israel, so about 300 years ago I began to invest in the USA. I bought the first apartment, together with a partner, in Cleveland. We made the deal through an Israeli company. A deal that I will expand on later but the bottom line is a loss deal that we learned a lot from, and I think that thanks to it I came to the place where I am today.
Two years ago, 2 acquired additional properties, this time in Florida, and they are also through an Israeli company. In the last year I run my own operation, together with their overseas relation to these assets, and in fact today we do not work already with any Israeli companies invested through.
There are actually major reasons why I decided to start working alone and not through Israeli companies. The first reason is that in the end, you must control your property. You have to know what's going on with him. Even if the company is very good, it is highly recommended that you be in control. And if I'm already in control, then there's no reason to pay someone else. The second reason is that I just enjoy it! Being engaged in this field revives me, gives me good energies and what does a man need more than that in the economic aspect ?!
