Thanks Albert and Jonathan. Definitely a video that teaches. Regarding the issue you raised about why people like to rent in the US I can reinforce this and say firsthand that many people in the US do not want to mess with property maintenance - it is easy for them to call property owners and let him take care of problems, especially in cold countries that need heating systems. Beyond that about a small head - during the time I worked in a real estate office, I definitely came across homeowners whose property needed renovation, and their profession is let’s say a cop or nurse, so that’s what they know to do, be a cop or nurse, not renovate houses. Do not want to mess with it, especially if it is an asset that they will inherit and not their main home - for them someone will come, give them cash and solve them from this trouble. The worse the property looks, the more likely it is that they will want to get rid of it. I remember one of the properties I brought in that had a market value of five hundred thousand dollars - a property inherited by an African-American couple in Queens. The property had liquidity and needed renovation - say a damage of sixty thousand dollars to bring it to a new condition - an Israeli would bring in a contractor, renovate and sell or put a tenant in there. This couple who inherited the property did not want to mess with it and sold it for two hundred thousand dollars. You can probably understand the profit the owner of the real estate made from the flip to this property.
