Entrepreneur of the Week, Post No. 1, Hello and nice to meet you
Most of the members here have come to know me or meet, but it is also time to introduce myself to those who are not yet familiar with the new ones.
Married with three tiny children and lives in Rishon Letzion. Industrial engineer and management in education.
In parallel with my work as an employee of a high-tech company, I started my career in real estate investments in the US independently in 2010.
I had worked and earned good salaries in the years before, but I was troubled by the fact that if I did not work, I would not have income and I wanted to break the equation of time worth money and create income that was not dependent on work.
I started in the preparatory work of gathering information on the Internet and self-study of the field and then I set foot in the US in field work with a variety of professionals in the field (I wish there was then a supportive community like here).
I did not have the equity to buy real estate, but after studying and researching the real estate market in the US I realized the huge potential that exists in investments for the purpose of generating a steady income.
I went to the bank to ask for a loan, but the amount I approved was enough for only half a house so I also went to another bank to buy the first property.
My first investment required a lot of effort, but after I finished it successfully, I understood that there was no reason why I should not duplicate it if I already knew the process.
I went from bank to bank to raise financing, from neighborhood to neighborhood to locate deals, and from one professional to another to set up an operation for me to buy properties below market price, and the rest is history but I use it to this day :).
After a number of transactions I realized that an orderly process was needed to replicate the success and I began to use the experience I acquired from the world of project management in global companies in order to build an operation to locate and manage assets optimally as well as if I physically get to the property.
I am currently active primarily in Atlanta and over the years have purchased dozens of properties in other states in the US as well.
The main reason I work in the US is the potential for increase in value - I do not buy in places that have a good return without seeing a significant increase in potential for value.
What was relevant to buy at 2010 when I started out is no longer relevant today, so I set up an operation according to the country that is most right now to buy and continue making acquisitions.
Most of my investments are from raising loans from a variety of sources of financing, and there were also months when I repaid loans from other loans I took out to meet monthly repayments of tens of thousands of shekels a month, situations created on point of business opportunities.
The bulk of my purchases are for long term rent and concurrently I manage 2-3 PLIPS at the same time requiring extra attention.
In recent years, I have accompanied and taught real estate investing colleges to reach a portfolio of income-producing properties with an emphasis on maximum passivity on the part of the investor. I put my money in the same place as that of my investors and if necessary I also purchase the property from my money, arranging it for the investor to give him a sense of security in the deal.
