Welcome to Kef Shebatem Airline YAH777. We ask everyone to fasten belts for direct flight to the area, without stops, but with bags of insights from life experience.

** So who is “we”? **
Quite a few of you probably know us from all the videos we upload to the forum in ** Choosing Real Estate **. I, Jonathan Branchy and Hadar Kedar are partners in doing this at ** Avertice **. Entrepreneurs who locate, renovate and manage for the investor the assets we purchased through us. The Israeli team is negotiating with Israeli investors, as we have a partner team in the US that manages all the operations in the field. We accompany all investors from A to Z.
Today's post I want to devote mainly to investors, but it is clear to me that even beginner entrepreneurs can benefit from it. This is a post for all those who want to start and get cold feet. Perhaps even the initial investors / entrepreneurs are giving up after a few bumps.
** A little about my way and the failures I experienced: **
At first, the thing I did not want to talk about was how many failures I had. It felt that if I did, it would make people look down on me and isolate me from them.
Over the years I told myself "Fuck It" ** (sorry for my French) and realized that my failure was the greatest value I have.
It was not the first time I had to say it to myself. So I'm a bit of a scoundrel for my personal life.
I spent most of my life as a shy child, so the stories accordingly. One of my first memories of the subject was at 17.5 that I had to say ** "Fuck It" ** in the club and go on stage (which boosted my confidence and made the girls join me), then at 18 I said ** Fuck It ** and started with Someone in the club, after the military I decided to work at Bezeq International and decided to increase the number of solutions I provide to the client (despite a minimum salary), knock on people's doors to find assets for sale, sit in front of investors with millions (sometimes even multi-millionaires) and that's just the tip . That moment of saying "Fuck It" ** and jumping into the water became a cool habit that served me with successes and failures.
One of my mentors told me:
“If you gamble - you either win or lose.
If you invest - you either win or learn ”.
I decided from an early age that this is my way. Either I win or I learn from it for the next time. This approach serves me to this day. All About Attitude.
It is an approach that has connected me to amazing people throughout my life and has made my environment empowering, inspiring and inspiring.
For this change, I say a lot of thanks to the books I was exposed to at 17 and suddenly changed my perception of the books. It turned from a nightmare that would have forced me to go through (I remember my suffering when I read "Sin and Punishment") into a fascinating habit that I began to adjust to myself.
** The first book I read and enjoyed was Joseph Murphy's "The Power of the Subconscious." ** I began to realize that there was such a thing and that it could be influenced. I saw how he tried to do it in each episode. To convey the same message from different angles, all affecting my subconscious.
** The first business book I read is Robert Kiyosaki's "Rich Dad, Poor Dad." ** Now my thoughts have started to run in a new direction. When I was 10.5 years old, my dad went bankrupt and became a successful business manager for a 20-hour working day and sometimes even more. Despite his business thinking, he crashed into the reality created for him and instilled in me fears and anxieties. Fear of starting something and crashing, just as it happened to him. One of the things I remember throughout my childhood is that even though he financed me 12 years of coaching and tennis competitions, he never saw me play even once. It scared me on the one hand, but on the other hand made me realize that I couldn't afford to live like a parent.
** The second book was “Important and Get Rich” ** and I began to sow all the good thoughts of personal development. Attached image of my hive of psychology, philosophy and business books.
In 2010, at the age of 25, I left my parents' house and rented a small room with a partner who is a childhood friend. I convinced him to join me in real estate studies ** in 2011 with Ilan Michaeli “Real Estate Art” **. He retired after two months and I was left alone without a partner. Over time, I found an interesting partner, and you met in the last meetup that was in April - ** Jonathan Lipshitz **. We started working together in Haifa. It was very difficult for me to approach the middlemen, knock on doors, stop people on the streets and ask questions, but… whenever fear came up - the pair of words (** Fuck-It **) did the job. After a while, he started telling me about the Project X project of Robert Shem and went to see the second cycle in action. It seemed nice and of course, it was fun to hear a multi-millionaire Jew talk about how easy it is to make overseas real estate abroad. It seemed very fascinating, challenging and intriguing to me. Whoever ran his activity at the time (Orit Nathoumi Gordon), after a few weeks' acquaintance with me, ** offered me to be Robert Schamin's personal assistant. ** This suggestion was definitely fascinating to me, but I didn't know what it would require of me. In September 2013, I started dating someone (which was a significant part of my decision later). In 2014, I flew to see my sister in Los Angeles and on the way I moved to Las Vegas, where we and Robert and I decided to sit down for breakfast. First of all, must I note that Robert is the nicest multimillionaire I ever met and also the first of them?
In conversation Robert explained to me what it meant to be his personal assistant. Two years of traveling around the world and being his right hand in everything. It was clear to me that this was an opportunity that would allow me exposure to business opportunities and to dive into the water accompanied by a mentor who had already held about 1,000 properties. (If I'm not mistaken)
After taking a week to think about the proposal, I had to ** choose between the girl I had just met and Robert. ** The same girl today my wife and my two-and-a-half-year-old Rockist son. I imagine you realized I rejected Robert's proposal. After rejecting the offer, Orit offered me to study in Project X cycle 3 and start doing real estate in the US.
I decided to go for it, but for a year, even though I was picking up phones, sending lots of emails, finding deals and submitting details, I didn't dare to put even a single deal on a contract. ** I was scared to the depths of my soul. Entering a $ 40 deal, when even the $ 10 for the program I took as a loan from the bank, just seemed dangerous and irresponsible to me. ** After a year of letting go of entrepreneurs and investors on Project X, I told myself that I had to jump To the water **! You can't go on like this!
At that time I knew Yair Trivelsky who was active in Cleveland and heard about his work, so I joined him and decided to put on my first contract. I remember that these were days of hysteria for me. ** On the one hand, I know that I know how to cope with the difficulties and on the other hand, I do not understand how I do such a irresponsible move. Luckily, since the deal looked excellent at Excel and there was a fieldman Yair trusted, I decided to start looking for an investor for the deal (because I did not have the money). By the end of the first day I had a potential investor. I began to pass him all the data and all the details he asked for, and after a few days he took it. I put 3,000 $ as a commission and it felt like I had broken some dam in my head. It felt like I was afraid of a monster that did not really exist. Two months later I entered another similar deal.
I have a lot more to add to the process I've been through since then, but I'll be short ..
Having moved in with my future wife and having to bring a living to the table, I left real estate for a while and embarked on another adventure. I started working in sales in the capital market. Sales were in English. I didn't know what to expect, but I knew my character already. My pros and cons. I entered the field with concern, but also a lot of motivation. I worked 12-16 hours a day. It took me a while to break the dam there, but as soon as I broke in. I proved to myself that a lot of money can be made with respect, without losing my integrity. I started making salaries of NIS 20-40. Salaries I never had. Over time, I was number one in the sales focus and transferred me to a managerial position (which I asked for from the beginning). In my managerial role, too, I took my entire team to the edge and helped them (whoever was willing to break his own boundaries) achieve his goals, earn unpaid salaries in the past and spent almost every month on the second team at the stake.
Everything I read, everything I did until that time, just burst out and enabled both myself and my teammates to achieve goals I had never achieved. After that, an opportunity arose to invest in Israel with friends and after checking with a successful investor in Israel, I said ** Fuck-It ** and decided to enter into the deal. (I've already taken similar steps before, so it was much easier for me)
After a period of two years in the capital market world, I decided to return to my old love - real estate.
I started this route with the mentors and recommendations of Mentor Barak Paztel (photo of my friend with him. He wrote the book "** 100 days of vacation a year **") and got into a company that is working on new construction. At this company, I learned quite a bit about transaction analysis and working methods that work better and those that work less. ** It took me a year to find the person I connect with and embark on a collaborative activity with him. This person today is my partner in action - Jonathan Branch. ** One of the people I was looking for as a business partner. A man who could put his ego aside and look for solutions. Be prepared to lose money out of his pocket and for the customer to leave satisfied. Has experience in the field with a failure sequence before the success sequence. A person to learn from and grow with. (Anyone who has had a little time to see a world and meet people in the business field ... finding such people is difficult. Very difficult) Shell that gives investors peace and soft landing in US real estate.
