Closing 3 days, Advocate postponed breakdown of fees

Hey people.

My closing (condo purchase, NY) is on Wednesday and my world has

Enough to shit. Here's a breakdown, wondering what your own

Thoughts are? I'm talking to negligence lawyers on Monday, and

I am afraid to sign any documentation created by my lawyer at

Closing Day.

Overview:

I signed an 3 agreement on a payroll page with my attorney for $ 895 to

Cover contract + Closing fees. They end up buying a title

Insurance in my name, which rental agreement mentioned

They would. The lease agreement mentioned there will be

Additional fees on the subject.

Two days ago I opened the closing document that the bank sent me

And… In addition to the title insurance the lawyer claimed to me

~ 5,200 $ Title fee I have never seen, acknowledged or agreed to, plus

Additional legal fees related to the title I was not aware of

of.

I asked my lawyer several times for a fee, we

Closing in 3 Days, Attorney Withheld Breakdown of Fees

Hey folks.

My closing (condo purchase, NY) is on Wednesday and my world has

kind of gone to shit. Here's the breakdown, wondering what your

thoughts are? I'm speaking to malpractice lawyers on Monday, and

I'm terrified of signing any documentation created by my lawyer on

closing day.

Overview:

I signed a 3 page retainer agreement with my lawyer for $ 895 to

cover contract + closing fees. They ended up purchasing title

insurance on my behalf, which the retention agreement did mention

they would do. The retainer agreement mentioned there would be

additional title related fees.

Two days ago I opened the closing costs document my bank sent me

and… in addition to the title insurance the lawyer charged me

~ $ 5,200 in title fees I never saw, acknowledged or agreed to, plus

additional legal fees related to the title I was not made aware

of.

I've asked my lawyer several times for a fee breakdown, we are

several days away from closing and I still do not know the total

they're going to charge me.

Additional Red Flags

The retainer agreement states: "The scope of our representation

does not include title searches… ”and that such services would be

purchased from a third party yet they managed to charge me $ 1,500

through the title agency (which it turns out out own) for title

search.

To be fair, the retainer did say that the lawyer could purchase

title insurance: "we will order the appropriate title searches,

title insurance and survey from a third party of our choice on your

on behalf of ”but it also says they would consult with me as necessary:

"We will keep you apprised of developments and will consult with

you as necessary to ensure the timely, effective, and efficient

completion of our work. ”

I feel like going from $ 895 in agreed legal fees to that amount

+ $ 7.5k in title fees and insurance without advance disclosure is

absurd? What prompts them from charging $ 30k for example, if

disclosure isn't required until right before closing, which puts

the buyer in a bind as the fees hold the purchase host?
