I joined this forum a few months ago and every few days I go in to read about what is happening there and I am all shocked by the lack of knowledge. People buy properties from all kinds of apparent all-sellers or from all kinds of companies that have become expert entrepreneurs after visiting the United States once or not at all. People buy properties from companies Israelis located in luxurious offices and the naive investor is very impressed by the offices and pays double the price for the properties or even more than that because someone has to finance the costs of the offices, secretaries, telemarketing and agents. Another phenomenon that has criminally violated US laws is a guaranteed return that anyone with an ounce of common sense should understand that there is no such animal in the financial world. Only God can guarantee this. The result is that many of the investors will lose most of their money as a result of misunderstanding and emotional investment in illusions. I have been in the American market since 2008 and have been in Israel for half a year and in my office in Orlando and I have never marketed to Israelis. I have sold to Canadians, Chinese, Germans and many South Americans who are completely different from Israelis. If I want to start marketing to Israelis a student housing project that is in advanced construction processes. I would be happy if someone with experience or with their own marketing infrastructure could advise me on the matter

In other posts that were always here in the comments I responded and I will respond to this again, there is nothing wrong with the entrepreneur being young or at the beginning of his career, there is nothing wrong with fancy offices, the root of the "evil" or "problem" begins when a serious matter subject to regulation and law is done in an amateurish way and without understanding the implications! And so my advice is always! It doesn't matter if you are young/veteran, small/medium/large, always surround yourself with top-class professionals who will help you, the entrepreneur in each of the above categories, to build an established infrastructure that meets the conditions of the law, which creates transparency for the investor, takes care in advance and clarifies misunderstandings that could arise, and looks to the future. This foundation, the more established and organized it is, indicates a more serious entrepreneur who takes care of his investment funds, who operates according to the law and under regulation and does as much as he can for the success of the venture and the investors.
First rule: don't mess with/buy from Israelis in the sand, second rule: don't forget the first rule

And let's tell the truth - there is no connection between the entrepreneur's level of experience and the quality of his transactions, his credibility, his professionalism, etc. True, an experienced entrepreneur has advantages, but also disadvantages. Just like a beginning entrepreneur.
So before making such generalizations, please consider that everything you write affects other people, so please try less to pass on non-based reviews to others and focus on passing on knowledge and value to all of us.

You can not generalize people on any subject. There are bad good guys in the middle of every team.
Some Americans will make more mistakes than any foreign investor with all their wisdom and education. As someone who has lived in the US for 23 years and owns real estate offices and a management company, I think I've seen everything and still always always have to go into everything with open eyes and take off the sunglasses.
Beyond that we recommend that everyone invest in their real estate education. Learn courses. To join an advisory community such as this forum, and to invest wisely. You claim now that you have never marketed to Israelis and that all of them are liars, but at the end of the post you want to market to Israelis and seek cooperation with someone who markets to Israelis, even though you represent them all as liars.
