A broker who works for you…. And not just for him.

I have often written about realtors.
Definitely a key figure in any real estate business.
I remember that we started to deal with them. I did not understand how important and how important it was in terms of our success.
We worked with a wide range of middlemen in all colors and species and identified significant differences in our results.

As we do we always put it in the system…
We have built a variety of criteria and roles that we would expect our broker to do for us and for the transaction.

So let's think for a moment what the mediator's role is and why it is so significant:

1. Responsible for getting the deal to MLS.
The truth is not enough that he will only raise it.
We want him to take care of taking pictures of the house professionally
We want him to write down a detailed description that will have as few questions and false inquiries.
We very much want him to know the deal in depth in order to know how to market it.

2. communication
Maybe it's obvious but I'm telling you unequivocally that it's not happening!
Most intermediaries are not available on the phone. Do not answer most of the day.
Many times they put a phone number that leads to the answering machine.
Not everyone returns to the talks.
If we do not get any response immediately we lose customers here.
More than once we actually wanted to buy a house and we went directly to the seller's broker. Many times they did not get back to us and we did not receive any response to the offers we received…. (And yes, we have American phone numbers).

3. Tracking.
Anyone who has already turned and came to see the house has to make a polo-up,
Our intermediaries call every broker who comes to see the house with his client, he makes contact before they come to tell them about the deal and right after the visit to try to get ahead of the offer.

4. Negotiations
Most brokers will try to convince you to take the first offer, even if it is significantly below the price you requested. Why? So! They want to close a deal and that's what's important to them. Our line of profit doesn't interest them.
Your realtor needs to fight and negotiate and get us the highest price!

5. Close the deal!
Oooh here already he really needs to make an effort… Poor…
Does he know what he is doing he needs to talk every few days with the buyer's broker and the mortgage broker and make the deal really close in a reasonable time and close all the corners…
And there's a lot to close
Mainly Teitel and buyer's mortgage.
And it happened to us that the broker managed to lock everything in 30 a day and we also had those who slept and took 3 months (which is very annoying!)

    Finding a winning team takes time, lots of time.
