A recent story of a management company and how lazy they are
I have a property in Texas, I get Emil that something in the air conditioner has gone into a detailed explanation of what needs to be done and the total repair will cost $ 1800 I am in the market because 3 years ago we replaced air conditioner. Imel sends back to mention that it is the price of almost replacing a new air conditioner. The guy explains that it's not about the unit but the compressor in short should do the repair.
I demand that he bring two more proposals and not approve the amendment.
He sends an email trying to convince that he has been working with this company for 9 years and adds that each assessment will cost me $75-$125 and meanwhile my tenants are suffering
I am mine, and need further appreciation. At the same time I'm starting to read Yelp and looking for good companies that finds 3 and sends to a property manager to contact them because it was another night I'd call
The next day did not catch him and began to like one contact and said they can send a technician the next day. The property manager is unreachable, uncomfortable with the story and I and the new company find ourselves chasing him and the renter to get an assessment ... I thought it was hot in Texas and the renter was suffering ?
After two days they manage to coordinate and I receive a summary of the assessment that in fact a part must be replaced for $600 and he recommends another part for $250 more preventively but explains that it is not mandatory. In addition, he offers to take an annual maintenance plan that will earn me a 15% discount and give me two visits to maintain the system and will cost $100 I took it just for the discount
Map I saved $ 1000 Asset Manager probably won't cut a coupon on me. I was just thinking about telling you that when it comes to the big repairs, lazy management companies and I appreciate that they have good favors
Iris Laxer-Kalach With which management company do you work?
Tal Saadon Noam Nahum
Friends, you probably don't know this side of the management companies. Their product is one times three. That is, for every dollar the repair costs, they take three. And for anything you don't do through them, they won't take responsibility and will "send" to you next time.
Iris Laxer-Kalach I think I know who they are. I saw this PM getting our out of control w/ multiple small monthly expenses that killed an investor's cashflow and eventually killed his spirit and he sold and got out. I suggest you find a way to terminate and if you need a local PM let me know.
Rest assured they have benefits, this is with most companies…
It's because they are square Americans and don't know how to look outside the box. Don't know how to enlarge a head. They have no creativity. Indeed, someone Israeli whom I turn to when there is a problem, reduces my expenses.
Definitely out of place. Always being with the pulse, every dollar matters.
thanks for sharing!
Best known.
Let me guess that you purchased the property through an Israeli company that also recommended the management company.
Happened to me too. Should have downloaded a large tree brought in a tree expert said 4300 or something in the style I opened up I sent another tree expert (luckily this tree in the yard could see without coordination) said 600. It's annoying to me because it also requires me messing up what I'm trying to avoid by working with a management company
