Hello everyone I would love to consult.
I'm after buying a first property in Germany. Very satisfied with the yield and management. I found an excellent investment company that accompanied me with transparency and professionalism. Now, I'm heading for a second investment. It is very debatable whether to continue in the same area with the understanding and experience that the area is developing and of value and of course thanks to the investment company that accompanies me, in which I already have full confidence that it is not understandable nowadays. On the other hand, I think about risk diversification and think of new avenues.
Would love to hear opinions and recommendations.

  1. Anat Shalom. I do not know which area it is but given that you tested it and it is populous, and there is a character of a good city with all the components then you have to think in micro terms that is, even with you will have five projects where you have nothing to fear Nablus does not mean dispersal, however specialization And in-depth acquaintance with the city especially with the not living in the area. There are a few more reasons why to make the next investment there ,,, I would have continued if I had found a suitable property. Good luck …… I would love to learn about the investment company that accompanied you… ..good luck and Merry Christmas.

  2. Anat Verbin to say that you can invest in the US - it's true, the question is where, not every opportunity is really an opportunity… You seem to have the knowledge and direction what you are looking for, need to step up and understand what you actually need the investment to answer .
The next step - locating the property yourself or through another company - it answers passivity versus activity.
In any case, the question of passive activity must be answered ahead of time so as not to waste time :)

Hope I managed to lighten up a little more❤️

  3. Finding a good and professional company is the greatest asset you have found. Unfortunately such companies are a rare commodity nowadays.
In risk management / diversification, there are many parameters that come into play and you did not specify them, so it is difficult to give advice, nor did you specify in which segment you invested and if you would like to continue in the same one or in a different segment…
Over the years I have seen many deals and the most important parameter is who is managing the transaction. I have seen deals in medium areas, but with a strong local partner that ran out with great success and saw investments in excellent areas, with medium managers running out badly. The professional side is usually the most important parameter.

  4. We also debated. When there is a winning horse it is difficult to bet on another horse.
However, we decided to go in the direction of risk diversification - in terms of the geographical area, the type of real estate transactions and the company through which the transactions are made (the real estate fund / investment company, etc.).
In the meantime, things are going well, spread across ten different companies (after meeting more than fifty), different geographies (USA and Europe) and different types of properties (long-term, multi-family apartments, entrepreneurship and flip-flops).
