Hello friends,
I am testing a very old and very small house that is on large land that allows for a much larger house.
I plan to do a flip on the house, after increasing its area and turning it into 3.2 instead of 2.1. Apparently, I would have to ruin it
Of course this will include building plans and approvals in front of the municipality which in principle has no problem with this (I spoke to them).
The question to flip experts, what are the costs for new construction, what is the price range for building a 1300-1400 which is 3.2? What is the cost of demolition? Why pay attention to such a deal?
I know the question is too general, an estimate of price range for SQFT would also be good.
I would love to answer more questions to get a more accurate answer.
Thanks to the tortured

Do you really think you will get a serious answer? There are so many variables that need to be addressed that there is no way you can get a plenary picture.
I only have a question…
If you have already decided on a new build and this is a welcome idea, you may have thought to make a subdivision (subdivision) where possible according to local authority laws and then you can build several houses.
In any case and beyond planning, licensing, demolition, financing, construction, marketing and more… Consider the timeline.
And, by the way, it's always worthwhile to build at least 3 / 2.5 and an average size of 1350sqft is a great example of our model in Houston Texas.
Comps has new construction?
If so, there is a tear down for two types:
- Leave old foundations (say and there are limits to the property that will not allow you a wide house so once you use the old foundations the municipality allows).
Remove old foundations.
Do you need a basement or not?
The costs for new construction can reach between 125-130 per sqft… and as much as you can imagine.
What country does this city depend on
In my eyes 1400 to 3/2 it's too small. At the same time I would not compromise on 2 Shirom shower. Check if it is possible to build on at least 1650-1700 otherwise it is too small. Do not overdo it and build 2200 sp because the taxes will also be accordingly and it is no longer profitable.
Which Country?
You should also get a quote on a demolition if you plan to completely demolish your existing home
