So first of all - I want to say thank you! To Nirit and Lior for creating this amazing group, the smooth management, the stage and the patience (-:
I think this group demonstrates in the live the power of the collaborations.
As one who came from the worlds of marketing - we have always been educated to think in terms of winners and losers, competition, not sharing that they will not steal ideas, trusting yourself ("if I have no one I have").
It's not bad to trust yourself, it's even mandatory, but not only.
It is very lonely to work alone, and it is very difficult to turn to other projects when everything is up to you.
The real estate world, and life in general, it's all ultimately people - knowledge sharing, resource sharing, risk sharing, success sharing.
Everyone is good at something, no one is good at everything.
And when you find the right partners who complement each other - the amount of opportunities increases.
I see this in both my students and successful entrepreneurs from the Project X community - the more open they are to collaborations the opportunities grow exponentially.
I do all my projects with partners, mostly locals, and together they put up amazing things. It's not that I can or do not know how to do things - I can, I just do not want to.
I love working with people, I love the opportunity to think together and roll out an idea for something more precise and powerful than it would have been if I had only thought with myself.
Exactly what happens in the group here - everyone experiences different real estate situations, so exposure to collective information saves time and resources.
If someone encounters a challenge - it's great to have others who have already gone through it and can advise.
In my experience - there are a lot of amazing people in the field.
Look for collaborations with whoever is right for you - for business thinking, for ideological thinking, for the course of action, for the character. Someone to complete you.
The people you do business with are the ones to keep your back when you need to, but they will find opportunities for you before everyone else.
So as a last post I will give my believing self, and whoever connects - I would love collaborations!
I love the real estate world, its possibilities.
I truly believe that real estate is a way to help people improve the quality of life - also on the part of investors, tenants in rental properties, homeowners who buy from them, homeowners who buy the property we have renovated, our contacts and, yes, developers.
If something in this chain loses - your business will not rise.
Highly recommend putting the people you work with, who have chosen to trust you, who have chosen to live in your assets in the forefront - they are the ones who will grow you forward.
For example:
In one of my rentals - I have an 80-year-old tenant, guarding the house, I probably won't move apartment anymore. When I bought the rental she paid very high rents, much higher than the market, because the previous property owner sold her stories. I do not believe in such things - and the first thing I did was lower her rent. Why?
I want her to be well - she is a person who lives in the property I own, the responsibility is mine. I want her to be able to meet payments and live with dignity, I want good karma.
She did not even ask for it and was pleasantly surprised. Don't get me wrong - I still make a lot of money on the property, but at the same time I feel good about myself. She has lived there for a while, satisfied, paying on time, no complaints, no repairs.

New construction, multifamily, flips, creative financing, rentals at a different level, holsling, contracts. Highly recommend each and every one of them. And there are plenty more like them in the real estate world and in the communities I am a part of.

There is no doubt that collaborations and collaborative work are moving forward. And I'm happy to always share well.
As a US real estate marketer in the field over 7 years. Doing good for my investors is the most important thing for me.
