The governor of Connecticut issued an order yesterday that gives tenants the option to postpone April and May rent in 60 days. In addition, it is not possible to begin the evacuation process until July 1, except in case of public danger. Can personally say I received distress signals from 35% of my tenants, even before the governor's order. It is time to solve problems on a personal level and not contact the government to solve the problems for us.
For example, one of my tenants who ran a restaurant - now paints an apartment in my other building, instead of paying rent. To other tenants I offered to pay 50% now and the balance later this month.
When you talk to tenants at eye level and treat them like humans all year round - they will treat you accordingly when you are in trouble.
