  1. My personal opinion is that Duplex, Triplex and Forflex have all the disadvantages of multi without the benefits of single, unless you bought for the purpose of significant value add.
    The main downside I see is that in duplex / triplex / fourplex whoever buys from you in the end is also an investor.

  2. 1. Multi is more risky than single in light of the fact that unnecessary people need to be collected rent and there is an increased chance that some of them will have a hard time paying these days.
