Looking for an opinion / advice regarding the next investment-
Single or duplex?
Of course it always depends on the deal and the numbers speak for themselves,
But is there anyone here who owns a portfolio of duplex / s and single / s and can share a personal experience?

My personal opinion is that Duplex, Triplex and Forflex have all the disadvantages of multi without the benefits of single, unless you bought for the purpose of significant value add.
The main downside I see is that in duplex / triplex / fourplex whoever buys from you in the end is also an investor.
1. Multi is more risky than single in light of the fact that unnecessary people need to be collected rent and there is an increased chance that some of them will have a hard time paying these days.
2. A single is more dangerous than a multi because you have one tenant and that is zero or a hundred. I managed to confuse? This is exactly the dilemma.
