In New York, too, a lot of tenants have not paid rent for a year and there is nothing to be done against them at the moment
Do not let the facts confuse you. I personally know (very) a person with a portfolio in Philadelphia who has 200 apartments. He says more than half do not pay.
It is impossible to separate politics from business so when the general atmosphere is against homeowners and politicians make decisions that tenants are not currently evicted for any reason then there are also those who have not lost their jobs and still get on the train and stop paying hoping the lunatics make further decisions of debt waivers or…. Everything is possible

Hi Guy, As for collateral: it very much depends on the area where the property is located and the market conditions: what is acceptable to demand from a tenant and what is not?
