Nice to meet you, I am Eliran Zohar, 35 years old from Jaffa, married and on my way to a new and exciting title for me - "Dad".

I own several companies in Israel and around the world that manage dozens of properties and investor loans, conduct online and offline courses and workshops to train vacation property managers, manage the official and large community in Israel for professional hosts - Airbnb Host Israel and the founder of the You Are Not Alone project. Created with the eruption of the corona in Israel - which we will also talk about (it is impossible not to…) ????

Afropo Corona, I'm here this week to try to infect you with another type of bacteria - short-term vacation rentals / rentals.

In the posts to be published this week in the corner, I will give you as much glimpse as possible into this amazing world and each time I will put Spotlight on another aspect of the subject.

Let me come back to you for a moment .. ** I define myself as an entrepreneur at heart, with very clear rules and regulations for paving the way for success **.

I will try at the opportunity given to me, already in this post, to convey to you some of them and my "mind set".

** First and foremost: identifying opportunities and jumping into the water… From there I will already learn to swim **

In 2008, after two years in which American malls were my main home (carts of course), the subprime crisis erupted. I, who knew the American character and mentality, ** realized that there was an opportunity here, ** and entered the American real estate market.

I made the first deal in the US in 2012 and since then I have been able to borrow dozens of deals - the vast majority of which are also successful.

However, I decided I wanted to try more avenues.

** Here comes the second rule: keep an eye open and look for more channels for success (and not be afraid of mistakes) **

The year is still 2012 and I am relocating to Israel. With some money left over and a lot of money I didn't have (a loan from the bank), I made my first deal in Israel, a 17-square-meter "complete" apartment in a city like no other at night - Jaffa!

Admittedly, not my biggest success… I was very young and thought I knew and understood everything… I made all the possible mistakes and the most wrong choices: the people I hired, the agreements I made, the professionals I chose, the renovation I did… But what? I learned. Lots. The hard way. The one that hurts in the pocket, head and heart. I learned lessons, drew conclusions, recalculated a route and did not give up until I was successful with this deal as well (and today I am even proud of it!).

To this day I make quite a few mistakes. Of course try as little as possible but probably mistakes are an inevitable part of an entrepreneur's way… The mistakes I make are usually due to 2 reasons:

· Because I am the first to follow this path - I am an adventurer and take risks (calculated as much as possible)

· If I never try myself I will never really know - my failure may not necessarily have done the right thing, so I sometimes prefer to try my meat

** The third rule: learn new things and expand your knowledge **

It is not necessary to know the full depth of things, but it is important to know as many areas (that pertain to you) as possible, at least from their "top".

In 2014, after many hours of exploring the web, I was exposed to a site called Airbnb. The site offers to advertise a sofa, room, bed, apartment, igloo, boat or castle for rent - when the property is furnished and ready for occupancy.

I really liked the idea. Because the apartment I purchased was so small (17 sqm), I had a very low glass ceiling above me that limited the rent I could charge. The idea of ​​getting paid per night sounds to me like an opportunity to smash the ceiling and increase revenue. As mentioned the apartment is small so there was not much room for creativity, so I planned it in advance so that there is a defined place for everything and I also made sure that it would have everything from a fully equipped kitchen, comfortable bed, TV, internet to the towel level.

I opened an profile on Airbnb, uploaded some photos of the apartment and set off.

guess what? I made all the possible mistakes ????

And yet, after a year I looked at the numbers and was amazed! Despite all the mistakes, which cost me a lot of blood, sweat and tears, I made money! Not bad money at all for start…

I recognized the tremendous potential that lies in the short-term rental area and decided that I continue on this path and specialize in it as much as I can. I have since gone a long way to get where I am today - as mentioned, managing dozens of properties on the Airbnb platform (and the like) and delivering professional courses on the subject, with the intention of being a major pillar for those who are going this way for the first time.

This week I will share with you some conclusions, insights, tips and things I learned along the way as a host.
