What am I actually designing?
Hi friends, in the previous post I wrote all the information I need to get started and design the property and now I want to share with you how it is done? What do I design? how long does it take ? And how does the developer know what it will look like in the end?
So after getting all the information I need I start the design process.
Here from the office in Rishon Lezion, I design all the spaces according to the design budget, the compass in the area, the type of transaction and all the parameters I shared in the previous post.
So what do I design at home? People confuse design with staging. So I want to make an order.
Everything that is glued or installed to walls is related to design, for example, the shower space includes wall cladding, flooring, shower cabinet, mirror, lighting, and body-compatible lamps, wall and rifle shades, faucets, interfoot, toilet, shower, bath, front door and handle and sometimes also Shelves decorated inside (I think I forgot nothing) Ahh also a body and face towel rack and toilet paper dispenser.
I put all the products according to each and every space directly into the shopping cart from where I am purchasing. Usually Wayfair or Home Depot. The products include exact quantities of floor coverings, backflush, door handles, etc.
In addition, I take care of additional discounts through Home Depot on each product basket beyond all the discounts already received.
I take care of the design of the property, the design of the kitchen space, its planning, ordering and delivery at the right time. That he did not just sit in the property throughout the renovation and that he did not get stuck in production and delay the sale of the property.
I design all the shower spaces, adjust the shade for painting the house from the outside and inside, choose the shades of the siding and shingles, doors and lighting for the outside and inside for the entire space of the house.
The furniture and accessories you see in homes are not related to the designer but to the staging that takes place right after the property is renovated (not mandatory by the way, but does make the sale of the property easier and helps the buyer see a clearer and more beautiful picture).
I upload all the products I have chosen to the shopping cart, everything is ready including prices and quantities and arranged according to the spaces in the property.

The design time is about 5-7 business days, the planning should be relatively fast because good products with a low price go out of stock quickly and so we do not have to start all over again from the beginning as soon as you start with the design you must focus on the same project quickly Snatched from the shelf.
In order for the developer and contractor to understand what should be obtained at the end, I prepare a simple simulation board in which all the items of the same space.
This makes it easier for the developer to see the future picture and prevents the contractor from making unnecessary mistakes in installing products for one space in another.
After paying for the basket of products I make sure that all the products are waiting at the branch closest to the property or shipped directly to the house, depending on the preference of the contractor.
The contractor should not go out in the middle of a work day on the excuse of purchasing products he is missing and waste valuable time finishing the project.
Everything is known and planned and relieves unnecessary stress.
