Design and presentation of a property for sale

So as I wrote in the first post, I am a creative person and love design. I work with a lot of investors who do flips and accompany them from A to Z in terms of design and what is right for our market. Even when I work with sellers who sell the house they live in, I help them add, change, reduce what needs to be done and do the staging so that the house looks its best, without breaking the bank on the road. For me, the final look of the property is the most important thing (beyond the price, of course) that is what buyers are looking at. The pictures are what sells. So when you want to sell, invest a little to make the house look its best, to make the most of it - here are some of my suggestions:
If you are renovating or building a house, do not just go for the usual white and gray and add some creative elements that will bounce the house to a higher level and attract * positive * attention. But you need to do this carefully so as not to diminish your buying audience. You want to be exceptional enough to get more interest from other properties, but not overdo an individual design that will not suit most buyers. It can be expressed in an accent wall - one wall, say in the living room or master bedroom in a prominent and different color, painted tiles or interesting shapes / colors for the floor, shower or backflash, cornices or three-dimensional decorations on one wall, beautiful brown wood floor, and not just Luxury Vinyl Gray , Elements of wood on the walls / ceilings, or open wooden shelves in the kitchen for example, faucets, handles and housings of copper or black metal lamps, which look modern and higher level than the standard brushed nickel… And if you are not creative, it may be worth investing in a designer or real estate agent With a sense of design and of what will suit the market. I am adding pictures to illustrate what I am talking about.
If the house already exists and want to sell it without a lot of work, say was rented and now want to sell… small repairs or fresh paint or even just a touch up where needed can be very significant. If there are old systems in the house that need to be replaced soon (roof, air conditioner, water heater) it may be worth replacing them in advance, because buyers usually prefer a house that is ready for immediate move and does not have to spend a lot of money on buying. Thorough cleaning, carpet cleaning, power wash from the outside, cleaning the yard and gardening as needed, cleaning gutters, adding flower pots, maybe painting the front door or exterior siding of the house, to create curb appeal, and so on. These are things that can be small in terms of price and effort, but can make a big difference in terms of overall appearance and attracting buyers.
Staging! A beautifully furnished and decorated house from the inside looks much more attractive than an empty house. How many pictures can be seen of two walls and a floor? Furniture adds interest to the pictures and also gives buyers a sense of home and of how one can live there. I do the staging myself for my clients, but most brokers do not. Bringing in a staging company can be expensive, but I think in most homes it's worth it. You do not have to furnish the whole house, but at least a kitchen, living room and maybe a master bedroom.
Open shutters and let as much light into the house as possible. Sometimes nets are also removed from the windows to make them look cleaner and more light enters.
After you have designed a stunning home - a must, a must bring a professional photographer !! Kills me seeing listings with blurry mobile photos. Nothing would look good without professional photos of a photographer who specializes in real estate photography. And again, these would mean that you have to spend for these processes.
You will find a good broker who can manage all of this for you, (whether they have the talent for it or they will bring experts to each field) and also give advice from the beginning about what is worth doing and what is not. There are also outdated homes for example, that just need good cleanliness and sell right, because it is not worth starting to replace everything in them if the original purpose is not a flip. Not everyone can or wants to spend full money and the broker needs to listen to the needs of the sellers and find the right way for you to get the most out of the price.
These are dear people today. Adds pictures of my listings - two completely renovated that I was very active in their design (the purple house on the outside was not my choice, but I combined it with the gray to make it look better, and in the end it turned out happy), and one not renovated at all with all the colors I would not choose , And is simply presented with some staging and good photography.
