A real estate story about me and my good senses.
Two years ago I sold a penthouse apartment with an amazing view, in Israel it would probably cost a million and a half dollars, here it cost $ 300,000
To a nice Jewish man who came with his son, a muscular guy in his forties who spends his days with a few other bodybuilders and a girl who looks like she came out of a magazine of plastic surgeons.
The man (named Joe) wanted to buy an apartment for his son from the lack of money, so that he would have a place to live and the apartment would remain under so-called estate which is a type of estate that only in case the father dies the apartment will pass to his two children, the guy (named Robert) and his daughter the doctor.
When we started going into the depths of the deal it became clear to me that Robert would not be able to go through an interview of the House Committee because he has a record of some criminal problem and sat in jail for a good few years (of course
'Not his fault').
I resolved the matter legally and Robert moved into the apartment with the wonderful view of the water canal and the ocean with the surgeon.
Two years have passed and on Tuesday I get a call from Robert that he wants to sell the apartment and that I will soon put it on the market and if I do not act quickly he will give the contract of sale to another realtor.
My gut feelings that have developed a lot in recent years have not been good.
I decided to call Joe and in order not to hurt my affairs I played her like I was wrong and called Robert.
Joe answered me and said it was not Robert's phone and asked who wanted it and when I answered Ronit he was happy to hear that it was me and after the market he was there he told me that Robert works far away so he probably wants to sell the apartment.
(According to my previous check, the apartment is still registered on the estate, so the father's signature is required).
I just got a text from Robert boiling that I called Dad.
The text is attached to the picture, luckily my senses are good and I checked before whom the apartment belongs and I also called his father.
He could have further criminalized me by selling an apartment that did not belong to him.
I then found out that the criminal son had written me a negative opinion somewhere (which was removed) because I told the truth and did not pursue the deal which was criminal.
In the photo of a shopping center I sold to three Israeli real estate sharks who had to make 1031 exchange's and no one was able to find a deal for them.
The deal yielded a return of 6% and in addition it had second-floor offices that were empty and could be rented out and increased in return as well as an upside of 5000 square feet of land where drive-throughs could be built.
