Entrepreneur of the Week Daniel Nissim # Post 1
January 2018, the time is 0400 in the morning, I am then a soldier in the Israeli Air Force in a control tower in the south, in the background of the noise of fighter planes taking off and landing and all that goes through my mind is where can I find a small table with lighting that I can sit next to and study English Grammar?
The reason for this is very simple - I decided I wanted to leave everything, the "convenient" route that included safe shift work in a five-digit supervision tower and fulfill a childhood dream, from the time I was playing Lego, or dice in kindergarten and start being a real estate entrepreneur! And not just a real estate developer but in the US - the land of unlimited possibilities!
The trigger that motivated me was a physical encounter with Robert Schmin of Project X, who was then the richest person I had ever met and at the same time the nicest person I had ever met, and managed to shatter so many barriers in a lecture he gave somewhere at the Sheraton Hotel in Tel Aviv. When he finished the lecture I wanted to approach him and tell him that he simply without noticing changed my life forever - and I just could not speak! My English (the same English of 5 pieces, the same English of TV series and movies in English) betrayed me - and I realized that I had never learned any communicative English at all that allows you to have a conversation or do business in this language
In addition, I was a Tafran soldier who could barely afford to buy in Shekem, let alone sign up for an expensive training program worth tens of thousands of shekels - but that's exactly the point of this post
I decided that "these are the cards I received - and with them I will win", and not only that, my success and pursuit of childhood dream will inspire tens of thousands of other people as well, stay true to their deepest desires and remember that everything can be achieved - if willing to work resolutely and wisely towards the goal No matter who you are and where you came from
For this purpose I had to get up very early (0400 and sometimes 0300 in the morning) before the day in the army starts to improve English to native level, I bought books, started writing in English, got teachers to practice conversations and grammar with me in dynamic times when I was not in fighter jets or helicopters, I only heard In English without subtitles - I lived my soul I ate English because I knew it was the only thing I as a soldier could do while the military would help me fulfill my dream as a real estate entrepreneur in the US
I started working on weekends from morning to night when I would return home once every two weeks and at the same time I gave private lessons in every possible subject to high school and high school students to scrape every penny to save for training programs and courses I did not have the money for and mostly do everything necessary to make that dream come true
Since then I have been able to sell buildings for hundreds of thousands of dollars, buy whole houses for free, buy owner-financed properties, subject to existing finance, take ownership of existing mortgages, find properties at 60-70 percent below market price and lots and lots of other things that the kid with the Lego was very proud of me on them ? - and all this thanks to a very specific skill related to the field of real estate and that is - sales!
Every business is complex no matter what field it is from marketing (attracting customers and interested parties - also called leads) sales (converting and persuading customers / leads) product (giving value for money) and administration (management) and in my opinion sales and customer conversion, is the most important part of any business. Became my skill and specialty simply because I did not have the money to do expensive marketing on high budgets, and the only thing that can be relied on is my work ethic - and the knowledge that if hard and smart work over time is the way, sales is the vehicle I will travel quickly in this wonderful way
I have advised dozens of real estate businesses and developers and improved sales arrays in their business, over the years I have had over 200,000 conversations with American sellers about their properties, from cold conversations with people who cursed me in seven different languages to hot video calls with sellers who agreed to sell me tens of thousands of dollars Below market price knowing I am profiting here and they are selling me at a significant discount and all again thanks to the skill we will expand on this week - sales!

And my goal in the upcoming series of posts is to make you understand that if someone like me, who had no background in the field, without the language, connections, initial money, citizenship, and the appropriate age (some would say ..), succeeds and continues towards his dream you too can do everything And you can still fulfill that distant childhood dream you had, no matter who you are, where you came from, how old you are, as long as you are willing to work resolutely and wisely towards your dream
