Introductory post
#Eurologist of the Week Boris Kaplan # Post1
Very pleasant, Boris Kaplan, 32, lives in Herzliya, married to Little and the father of 11-month-old Itai.
.
All my childhood my parents and grandparents told me that the most important thing is to study, do a degree in engineering (preferably at the Technion), a master's degree, go to the reserve, serve in 8200, gain experience and then I will have bread on the table (sounds like a lot of work for bread ).
.
I did this whole route and at the age of 29 my wife (amazing) Little and I, living in Holon, I work as a high-tech analyst, Little worked as an employee in an architectural firm, living a total life and trying to reduce expenses to save as much as possible every month so we can buy an apartment in the center .
.
After a few months in this situation, I realized that it would take us about 5 years of intensive savings (assuming no children are brought in at this time) to buy a 4-room apartment in the center with a 75% mortgage.
.
-----------
The problem is that even if we manage to do that, we will own one property, which is not exactly a property because with a 75% mortgage the monthly repayment is greater than what we would pay in rent plus have to pay for it in 30 years. And if that's not enough, then if my wife and I are unable to pay the mortgage for a few months for whatever reason, we've lost it too.
.
Besides, both my wife and I work very many hours and we have no idea how we will bring up children and get along financially because the families of both of us live in the north. We did not want to return to the periphery.
.
-----------
In short, we realized that buying a residential apartment and paying a mortgage repayment is not the solution, it will not give us financial satisfaction or free time to be with each other, be with the children, volunteer and engage in hobbies.
.
I felt the crisis, and decided that I would do whatever it took to create at least one passive income shekel.
.
I did something extreme for me, I paid a lot of money to people who would teach me how to do it without knowing for sure if it would work. (Instead of what I used to do, read online and some books and not do with it too much).
.
I started from the first apartment in Eretz, I invested a lot of time and footwork and made a deal in the Galilee landscape that generated me a passive income of a few hundred shekels. The profit from this deal alone is greater than two years of savings.
.
My eyes were opened.
.
-----------
I invested more money in even more expensive training and started investing in the US for myself and for investors.
.
From there three years later, we have three apartments in the country and we are partners in the US in three multifamily transactions in parallel (building purchases, albeit at a low cost percentage, but still). And this is after we sold four of our apartments in the US a few months ago (which we bought a year earlier).
.
I created for my family a passive income of a few thousand shekels a month and also for the families of my investors. Our (economic) level of freedom and that of our investors is gradually rising.
.
The passive income I have accumulated so far is not enough for financial freedom at all but it did give me the courage a month ago to leave my day job as an analyst at Wix and expand my activities in the country (which was previously limited to the number of days off at work)
.
-----------
I feel a great mission when I help people build their financial freedom at the same time as building my freedom. Optimizing money for a family feels completely different than for a large company?
.
Besides, I have a huge passion for making people laugh? And I do stand-up shows all over the country.
.
In the following posts I would love to share with you insights I have gained so far, hopefully the way I will present things will get some people to take the first step.
.
A week full of good news for all of us?
