Locating a property below the market price: Working with key people
When it comes to locating a property below market price, we are all already familiar with the process, at least in theory.
The rules are clear: we need to focus on one neighborhood that suits us in terms of budget and availability and just plow it from all directions.
The more times we go down to the area and see more properties, the higher our chance of finding a property below the market price. It's a simple statistic, and guess what, that simplicity works.
Another basic thing we all already know is that it is much easier to get results when there are more people working for you.
This is where the realtors come into the picture. There are many disagreements about them and I personally find them extremely useful, provided they know how to identify the best among them and work with them correctly.
"Well, another one who came to tell us about how good brokers are?"
Walk, no.
I'm here to tell you about another type of people I work with when looking for a property below market price.
These people are, believe it or not, house committees!
Almost every building has an orderly house committee.
When I'm looking for a bargain in my market, as I knock on doors and ask people if they want to sell, I try to identify who the building committee is. After finding out which apartment the house committee lives in, I go there with chocolates and introduce myself:
“Hello, my name is Matan and I really liked this neighborhood.
I'm interested in buying an apartment here. Do you know anyone who sells an apartment here in the building? Maybe someone else in the neighborhood looking to sell? ”
These are usually older people who will be happy to help you. Have a conversation with them again. In the worst case, you came out with more information about the neighborhood.
I end the conversation with them by exchanging phone numbers with them and asking them to contact me in case they hear about someone who is interested in selling.
Of course I also offer them a cash bonus in case I sign a contract.
It is enough that you go through a number of buildings in the neighborhood and you already have key people who live in the neighborhood and you are in the first place with them as soon as they hear about a bargain. Try to maintain a relationship with them. Send them a Happy holiday message. Each time you contact them, their level of motivation to help you will only increase.
