# Entrepreneur of the Week Dima and Zinovich # Post 1
Hi everyone, so I'm Dima and Zinovich (until recently I was Vesnovic but half the world could not express it so we made everyone's lives easy and changed), 32 years old, married Just yesterday we celebrated 4 years of marriage, + one son and the other on the way.
So I started my relationship with real estate about 6 years ago thanks to my mother who was quite stressed,
But I’ll go back a few years to a moment to embarrass how I even got to this and why.
First of all I will say thank you to my father who offered me this opportunity even though I thought about it a lot and did not know at all what I could innovate and write about my process and my believing self to people who have been doing it for years and I always just learn and learn.
And I was even more excited about the class when my father asked to be a little ahead because something was canceled for him and he would be happy if I could get ahead, as someone who loves challenges I said we would go for it.
So let's go back a little bit,
Until recently, I did not call myself an entrepreneur at all, I always looked at guys who are involved in construction, huge projects and every company was "Entrepreneurship Ltd.", and what about me and that?
But if over the years I realized that being an entrepreneur is not the definition or what you call yourself, these are something that is inside you all the time, it is this feeling that suddenly in the middle of you at dinner with your wife a crazy idea pops up so you do not stop smiling and must share it! Understand what the hell it has to do now to start importing something she's never heard of in her life or in the middle of raising a new child and Corona you decide to fly for two weeks to a hallucinatory place in the US that even if I made a mistake I would not land there.
Being an entrepreneur is the desire to create, and do, this need that you can not sit still and must be constantly doing and letting your thoughts and imagination take you wherever you want.
So let's go back a moment,
When I was 15 I started filming, I had a film camera that a friend of my parents brought me as a gift and so I started filming just about everything, I learned to develop on my own, to know the aperture, my favorite lens, the film, just about everything.
Later they bought me a cheap digital camera and with it I took every time I could, over the years I have seen myself earning a penny here, there hundreds more shekels, even though Russian parents had a hard time accepting that their son was not going to be a lawyer or a doctor or anything they could Take pride in it, it was important to me to go my own way and the road also included a lot of problems and a lot of headache for them.
From there at the age of 21 when I was discharged from the army (where I served as a military photographer we didn't really do too much) I decided I was going after the dream, which is to focus on journalism, I started talking to people, attending demonstrations, and getting to know the "scene" And I always loved and believed in connecting with people, it did not take long and I started filming for Maariv and NRG with whom I worked before and photographed every great artist who visited the country and performed from Madonna, Metallica, Ozzy, Scorpions, Lady Gaga and more.
But it never felt it completely, I started filming in demonstrations behind the fence, of Arabs, Jews and connecting with their groups. Leftists, rightists, anyone who would just let me listen to him and tell his story, I was there with the camera and the listening ear.
Already at the age of 20 while in the army I spent about a month daily in a refugee shelter in south Tel Aviv and documented their immigration and their difficulties and absorption (this was exactly the beginning of the big wave and still did not quite understand what to do and how to treat them).
I started to move forward and I will not start detailing because you can only talk about it for hours, I photographed on the Gaza border, in Arab villages, in demonstrations shot at us, threw stones, tear gas (there is nothing like breathing in the shade to convey the terrible feeling) and worked with several photo agencies in Israel and Russia.
I was never interested in the financial aspect and the little money they would pay me for every such photo that was published in dozens of places and never continues to be published,
At the age of 21-24 when you live with your parents and do not have to worry about things around it is easy.
And I'm dying for it, dying for my ability to talk to people, engage in sales, marketing and manage staff and know you can breathe a sigh of relief that we are going great.
But somewhere there at the age of 26, my mother, who already worked for a real estate and entrepreneurship company in Israel, began to instill in me information and thoughts about buying an apartment, like almost every parent in the State of Israel.
As someone who grew up in Lod and knew every type of apartment there, at about 27 I bought my first apartment, because I knew the neighborhood, the area, prices, etc., it was not difficult and with a little capital and a lot of time invested and hundreds of apartments I checked Coming divided from the contractor, we did some renovation there and lived in the lower apartment (3 rooms) and could easily rent the top floor, which covered us the cost of the mortgage and made me slowly realize how much I enjoyed it.
I always knew I liked it and someday I would like to deal with it and after a few years I decided to do a real estate investment course in the US due to many friends I knew and saw invested and invest in the US, from here Corona started, 98% of the course did nothing with it and the only 2 people who continued It's me and another friend who's in touch and are constantly working on deals to this day and we've kept in great touch.
The Corona has done its thing and 3 businesses that cycle from 5 digits a month to a complete closure of subsistence from grants and thoughts about the future have only made me want it more.
From there with the help of a mentor I was able to get direction, we have since purchased several duplexes in the Ohio area, I learned management companies in the US and how to manage them, I learned problematic tenants (although I have dealt with them in the country and my experience, it is 3 times harder), and American mentality, after The first property I bought a ticket and flew for two weeks on "learning on foot", I believed in it very much when I was investing in the country in some apartments I got to own and help guys buy, and I also believed in the US, during those two weeks in Ohio we saw dozens of houses, met many people with me Works and works to this day and mostly I thought about what next.
Recently because of my experience in sales (yet a wedding photography business that averages 100-120 sales meetings a year) and my love of talking and listening to people,
I came to deal with Hall Sling in the Ohio area, although we are relatively new to Hall Sling but at the moment in a few months we have set up a team that includes 4 employees, and a local partner who helps me a lot.
We closed on an amazing duplex contract that just today has an OPEN HOUSE and a 6-unit building that will hopefully go on sale this week and a few more singles that we are waiting to market.
We created an array that at the end of the day is first and foremost for our portfolio and only then in order to market to the general public,
So I dug a little and hope that next time I will write a little less, so what will we have this week,
I thought about what was not said here and what I can innovate,
I'll talk a little bit about a work plan, about how to build a realistic plan and not just throw away "passive income" ideas like a lot of places I've seen,
We'll talk a bit about sales, how to connect with your people, how to choose the right investment plan for you,
We'll talk a bit about deals, great deals, roadblocks, and how to combine it all with kids and family and another business.
I will try to write some of my personal experience, and to the point from post to post, then we can say goodbye as friends and if someone takes at least one thing for himself from my posts and it changes something in his doing, I did mine 🙂
