The life of the mediator

A million dollar mistake or for deals I did not make I did not lose? We will find out soon.
Moving to Austin! The study begins, where do all Israelis live? Where are the appropriate educational frameworks for the girl? What do you do in Austin? Months of Google research and conversations with Israelis living in Austin.
I marked on the map the JCC area of the Jewish Center of Austin and wanted us to live in the nearby neighborhoods. But the Israelis I spoke to told me that most of the population lives in two other cities. There are such cities throughout the United States with a high concentration of Israelis. I was warned that the neighborhoods near JCC are very expensive.
And I'm a good Israeli, let's be smart I said! We will buy an investment house in a city that has a lot of Israelis, we will reset our life in Austin and then we will buy the house that we really want to live in. Innocence Oh innocence…
Prices in those two years jumped by tens of percent, I finally bought the house I wanted to live in, it cost me a million dollars more than if I had bought when I arrived, but why get ahead of the latter.
We got to Austin the investment house that became the residence, I renovated it but it did not sit for me, I am urban in nature and the place was too rural for me. The renovation made me want to buy two more houses in the same neighborhood. Buying and holding was and still is the strategy.
At this point I am still in the tech world, but the real estate bacterium is already sitting strong. I moved to Basilo and analyzed assets all day, calculating yields, obsessively listening to podcasts on real estate matters as well as reading this esteemed forum.
Oh and another thing I started eating people's heads, everyone who talked to me at the time, heard one thing Austin Texas, Austin Texas Mantra Investments, whoever heard more but also listened was my boss Neil Kutari at the tech company, it started to intrigue him.
At this time, California and New York as well as Israel have tightened corona directives, closures, school closures, no vaccines, the end of the world has come. But both Texas and Florida were the two states where the corona guidelines were very lenient, there was a two-week closure, masks and that’s where it ended. We lived here as usual, everything was open.
The administration’s decision to leave the economy intact has led many people to move to Texas, the numbers speak for 184 families moving through the day. Do you know what it does to a city that is not prepared to accept all the new residents? And it does not have enough housing supply, it flies prices, the market has risen by 20-40 percent in two years (depending on the neighborhood) and led to absurd situations of 96 offers for homes and prices of hundreds of thousands of dollars above asking prices.
Another person who got upset about California, was Elon Musk who decided to move Tesla to Austin, and from there it was a huge snowball. If there is no need to physically reach offices, why not set up companies in Texas, where taxation policy facilitates and encourages. And the tech boom is flying here, Amazon, Google, Facebook, Tesla, Samsung, Starrap are all here - look at the map I'm from France.
Back to me, in September 2020 I went through a personal tragedy, and it sent me to bed for a month of crying. I could not get up. But when I got up I realized two things. The first - I am the only one responsible for my happiness, the second - I must be precise in my life choices and stop doing things that look good on paper but do not cause unhappiness.
I got a real estate license, I announced at work that I was going to pursue a career in real estate, people thought I was crazy, who is leaving a job as a doctor of tech, to be a realtor ?! Who, who wants to be happy, I knew in my heart that this is the right step, life is not just money, it's not what people think, it's my time to make dreams come true.
Continuing tomorrow, in the meantime you will see below the big companies in Austin and the new commercial and residential centers.
