I was always running forward deals in my head. simulation. Just as pilots sit in the cockpit and signal flights, real estate investors can also run a deal forward in their head and come up with more or less reasonable scenarios for things that will require special treatment at different stages. Everything is in the power of tapu tapu tapu, but knowing the things that we may be required to decide on can prevent a lot of worries. It also allows us to mentally prepare for the decisions we may have to make.
*Building systems (relationships)*
We need people in positions. You need to know when we need each of them on a technical level, and also how much time they need to give you a good answer. And this is also learned through building a personal relationship with them. To get to know what their abilities are, and for them to get to know you and the way you work. Oh, and no less important - in these simulations I was talking about, I tried to stick faces to the right people for the job in all of Bethlehem.
At a certain point, our go-tos develop. Our process and the faces in all roles are becoming more and more familiar. On them we build the base from which we can improvise in case of need.
Example: in the midst of a short dry spell, a deal that is not progressing and a decrease in tension and communication, 2 deals in Indy come in for a quick close and they are perfect for me.
The checklist starts to checklist and the relevant parties start receiving updates, questions and requests. When the system is built properly, it is possible to reach a situation where sending addresses and contact information is sufficient for the large and regular operations that are carried out in every transaction. The so called report done or if there is a problem. So instead of doing 2 transactions making us slaves to coordination and connections between people, the main players connect and create relative peace for us that allows us to focus on the business plan for the property. And you will always always stay in a loop, or in many cases - in a thread.
*already long but it just connects to me so I can't give up*
Order and organization have always required increased attention from me. When I became a commander in the army I was thrown into a world of tasks and burdens that I did not know. From a notepad, to a notebook, to a pile of notes. I pushed myself into the corners of time pressure, and created artificial pressures, meaning that they did not have to grow from the existing load. Upon release I realized that this is a point that must be resolved.
*This can also be learned*
I forced myself to learn how to do it. I started with the tools.
I read reviews, asked for recommendations, watched tutorials and worked for a short period with 4 different task management and scheduling services. I will not elaborate here, but I would be happy to answer in detail to anyone who is interested, the applications I worked with - ClickUp, Monday, Todoist and AnyDo. Each one has different characteristics, but the one that finally fit the way my brain works was ClickUp.
In the picture - you have to start somewhere. The words we use to describe the tasks also change over time, but putting them in front of our eyes helps us see where we are in relation to what is needed.
you will earn
