#יםמהשבוי Eyal Vyron Pasternak #Post3
Okay, congratulations, you jumped in the water and bought your first property, Dolly Parton's song Nine to Five is playing in your head on a loop and the dream of going independent is only getting stronger.
I assume that most of you are already familiar with the BRRRR-Buy, Rehab, Rent, Refinance Repeat method, and you want to purchase more properties below the market price to keep rolling.
One of the elements that separates beginner/stuck investors from most successful real estate investors is the ability to generate quality leads from motivated sellers on a regular basis.
All the Lead Generation methods listed in this post are proven methods that work!
In this post we will touch on several topics:
Who are motivated sellers?
Common types of motivated sellers
Differences between Inbound Leads and Outbound Leads
Strategies for finding motivated sellers directly
How to find motivated sellers using a third party
We promise to leave you with at least one Actionable Item that you can take away from here!
So come on, let's get going (we got a little Guy Zoertz from survival, but go ahead).
Who are motivated sellers?
A motivated seller is a property owner who needs to sell their property quickly or due to a problem they are having trouble solving. The investors must identify what the property owner's problem is and tailor a dedicated solution for him, the only way he will win the deal.
An iron rule regarding motivated sellers:
If there is no problem to solve, there is no money to make!
Common types of motivated sellers:
Property owners "Tired Landlords" - a person who is tired of owning a rental property. While owning a rental property can be an excellent source of passive income, it also comes with many challenges. It's easy to get overwhelmed with the responsibilities and downsides of owning a rental property.
Homeowners facing a foreclosure process
People who have inherited property (PROBATE)
People going through divorce proceedings
Homeowners who need to relocate
Older people moving into nursing homes
People who lost their jobs (64% of Americans live, from pay check to paycheck, and are one mistake away from the collapse of the house of cards of their payments).
Property owners defined as Absentee & Vacant-homeowners who do not live in the property they own. If the property is also not rented, the level of motivation increases, because they do not make money on the property and still pay various payments for it.
Differences between Inbound Leads and Outbound Leads
There are 2 strategies for generating leads: Inbound and outbound, (also known as Push/Pull)
In Inbound Leads - these are leads that come to you.
They find you and decide they want to interact with your service.
Example: property owners who come to your website, click on your ad on Google, or leave you details on social networks.
In Outbound Leads - these are the leads you contact, they don't know you yet, they haven't seen your website, landing pages, blog or other materials. You find them and try to convince them to use your service.
Example: You interact with them through cold calling, text messages.
Each strategy has its advantages and disadvantages, but in short the main differences between these strategies are: that the quality of the lead in the Inbound strategy will be higher, their costs are more expensive, their conversion percentage is higher.
On the other hand, in the Outbound strategy, the barriers to entry and the gains are lower (more suitable for beginners).
Strategies for finding directly motivated sellers and recommended systems:
Outbound Marketing Channels
Cold calling:
Platform: CallTools, Mojo Dialer, BatchDialer
Text Messaging
Platform: Batchleads, LeadSherpa, RooR
Driving for dollars
Platform: DealMachine, Batch driven
Door Knocking
Platform: Batch driven
Inbound Marketing Channels
PPC-Pay Per Click: Google Ads, Microsoft ads, and Facebook Ads
Social Marketing: Facebook, Instagram, Linkedin
SEO - Search Engine Optimization
How to find third-party motivated property deals:
Sign up for mailing lists of local wholesalers
Sign up for Facebook groups of local investors in the markets where you work - in these groups Off Market properties are often advertised for sale.
You will find brokers who are "Investor-friendly" - these brokers often have existing relationships with wholesalers who are looking for property owners who are willing to sell for cash. Agents then bring these available properties to their investor clients before they go on the market, eliminating the need to compete with other buyers.
We have promised an Action Item - these three strategies are the fastest ways with the lowest barrier to entry for finding potential properties to buy, so go ahead, choose the strategy that suits you, and get going.
In conclusion: leads, leads and more leads - it's the engine of your business!
The surest way to succeed is persistence and analysis of results according to clear Key Performance Indicators that you defined in advance!
It's not a game of luck or guessing, it's a numbers game!
Successfully!
