The nicest area I know, I really would do it for free, I can't get through a quarter without being tempted to buy some lake or beach house.

The interesting thing is that you can use a vacation home in between, and from a real estate perspective I am convinced that the value of homes with a built-in uniqueness (lake, beach, etc.) will only go up and up at a faster rate than all homes.
The reason is that the absolute number of people who can own a vacation home is increasing.
In Israel, several tens of thousands of new millionaires were created in the last two years, immediately there was a sharp increase in luxury properties after years of stagnation in places like Caesarea, Herzliya Pituach, etc.
Israel is a small market, so the reaction is extreme, but the rule is the same.
From my experience, being relatively close to a central city and offering a built-in attraction justifies the fact that families will choose the house over a hotel.
Specifically, cold areas are less favorable to beach houses because the season is short, but lakes and proximity to ski resorts attract people all year round.
My conclusion, if you are in the New York area, an hour plus or minus away, you can find houses on the lake at prices that allow the house to support itself, leave profits and give a huge value to the standard of living, I highly recommend and am happy to help those who are interested, as I said I would do it for free :)
