Before I write about myself, I want to thank Lior Lustig for this rare forum with so many amazing entrepreneurs and investors, so much knowledge and experience in one place, aspire!!! Thanks to Abi Ben Mordechai for organizing this activity.
Hello everyone, my name is Nir Label, I am 40 years old (just two weeks ago), happily married to Desi, father of identical twins Lia and Shaked, 10, and little son Roy, 4. We have been living in Thessaloniki, Greece for the past year and a half (I will write about it later).
I will tell you briefly how I got into real estate.
Right after the army, I was accepted to the Ministry of Defense in positions abroad, I saw many countries and mostly had crazy experiences and with high frequency. I realized very quickly that I am a collector of experiences (good ones of course). At that time I didn't even think about real estate investments, it seemed so far away from me.
After several years I had a work accident and I was no longer usable for organization, surgeries, a year of rehabilitation and a lot of uncertainty about what to do now�� and more than that the high salary I used to admit a casualty.
Three months after my injury, my wife (my girlfriend at the time) was also injured at work as an air hostess and we both found ourselves at home.
Everything we knew went away in a second, because we did most of our work abroad, most of the salary was in dollars and we didn't realize that in case of injury we would not receive personal accident insurance for it, but a relative part of the shekels we used to earn (which wasn't that big...).
At that time we were students, I studied industrial engineering and management, so I had a routine (and the grades also went up)
But what do we do with the financial side?
For days I was bothered by the thought that I was calm that the big body I worked for would always be there and I didn't have to worry about the salary. I started asking questions and looking for answers on the Internet, friends, parents, etc.
An image of an octopus came to my mind, how many arms of income do not depend on it and if it is also given passively what is good..
How do you do that?
Who does it?
From this stage I began to acquire all the knowledge I could (beyond engineering studies)
I did an almost year-long course of becoming a consultant for the family economy, I understood the whole family financial side. I started accompanying families and I realized that what they taught me was mainly how to be more efficient (and reduce) which is excellent but I was missing the "how to increase".
Once again the circle of questions of "How do I increase myself financially?"
At the same time as working in high-tech, I started reading personal and financial development books, YouTube, courses, etc., we tried to set up all kinds of ventures that failed.
We even wrote 10 books for American children who are starting to read and the plan was to produce 50 in the first year.
I built a small book production operation with six freelancers around the world (I learned a lot from this for the rest).
In 2014 we were invited to a lecture by some American mentor named Robert Shemin, we went, loved it and exchanged the books at home.
At that time we had no cash, everything was invested in an apartment in Israel that we purchased on paper.
So how do you do real estate without money?
We decided to take the television out of the house and every day from nine o'clock in the evening (after the twins are asleep and I have returned from high-tech) we sit for two or three hours on the "real estate business"
Every day we sat and called realtors, management companies, owners of houses and who not?
We felt we were making progress in learning and understanding but not close to a deal.
I started meeting with every Israeli entrepreneur who worked in the US and agreed to meet with me and talk with me, I researched and wrote down insights.
At Maccabi�� we started telling wherever possible that we do real estate in the USA and we received business cards and that's how we put together our future list of investors.
Time passed and nothing happened, after 11 months that we are in this track and we already have a very precise area we made a decision and it is "just getting started" a month later we purchased the first property for $35,000 which I borrowed from my father.
A month after we started another Beit Sheroff flip deal, I created a basic plan in Excel and sent it to 100 people we had on the list who were interested in investing. An investor jumped in two hours and said I'm with you. He put in $95,000 and after four months we sold for $147,000. The deal was 50/50.
From the moment we met and decided to start and do, everything ran and even quickly.
In two years we did 130 transactions in Jacksonville Florida.
After that we bought several multi-family complexes 20, 30, 70, 140.... units, some in prime locations.
In 2019 we decided to add another destination in Europe, after many tests we opened a new market in Thessaloniki, Greece together with a dear partner Yaron Blum (we met several years before in an article they wrote about us in Globes' G magazine and from there history).
So what are we doing in Greece?
So far we have done hundreds of apartments (corona delayed us a bit) and in planning and towards execution we even have double that..
A wide variety of projects: hotel, AIRBNB, residences, holiday villas with a crazy view, land improvement, retreat villages and more.
In addition, we started dealing with the world of green energy, Europe in pursuit of a transition to green energy and we saw an opportunity.
My goal is to generate diverse, interesting and valuable streams of income and allow myself and those around me a good and wide exponential growth as possible.
In August 2021, Desi and I made a decision, after feeling closed at home for enough time and wanting to return to a little freedom as we were used to, of going out and creating experiences, we decided to fly to Greece for two months with the aim of both being on time off with the children and continuing to develop the business that continued to work but we were not physically there for a while So long because of covid.
This trip very quickly turned into a year and a half, in which we decided to copy our lives and move here under an arranged visa that allows us to be here and allow our children experiences, studies, friends, dating super interesting people.
