Introductory post-steps in formulating a launch plan

#יםמהשבוי Eyal Pasternak and Yaron Pasternak #Post1
So what have we had in the last three years... more than 50 Fix And Flips, dozens of wholesale and WholeTailing transactions, transactions buying and selling Lands buying and selling Multifamily.... And the hand is still tilted.
We are not writing this to show off, God forbid, our first post in the series is intended to make a first acquaintance and most importantly to inspire people who read it and are at the beginning of their journey or who got stuck after the second and third deal. and feel that things are not progressing as they wanted or expected.
If we manage to help even one person from this community then we have done our part!
So come on let's start from the beginning.
Like most of the people in this amazing community, our chakras were opened after reading a book.
Most of the time here it was the Purple Bible or by its more familiar name, "Rich Father Poor Father", for us it actually happened with Adi Gorel's book - discovering the real estate in America. (recommended).
We remember that we just devoured the book in two days and were mesmerized. We always had the hunger for success and making money but until we finished reading the book we didn't know how to draw our treasure map on the way to the treasure.
After continuing to read books on the subject, investing months of research that would not embarrass the most elite team of vaccine developers at Pfizer, we were able to draw our first treasure map, albeit preliminary but the direction is clear. taking off!
The goal - going to general freedom through real estate!
Okay, that's a bombastic statement, right, but there's an unfolding plan behind it!
The steps we went through on the way to formulating the plan:
1. The understanding that there is no such thing as perfect time
It's natural to want to wait until everything is just right before making the big change in your life.
For all the most important things, the timing will always be crap. The stars will never align and life's traffic lights will never all be green at the same time. The 'one day' syndrome is a deadly disease that will take your dreams to the grave.
2. Finding your WHY
In order to succeed in coming up with an action plan we had to ask ourselves a question that until then we didn't even know we had to ask ourselves.
What is the WHY of each of us?
Why the hell are we breaking out of the very Israeli pattern and embarking on this arduous journey, who even knows if we will succeed? Aren't we afraid to fail?
The WHY is basically a statement of purpose that describes why you do the work you do, why you live the lifestyle you do.
After a long self-digging we each managed to distill the answer which was the same for both of us:
We couldn't shake the nagging feeling that we were destined to do something more exciting than the Slave, Save, Retire rat race.
This way of life does not fit our personality structure. The DNA of entrepreneurship and economic independence was instilled in us even in our childhood (thanks father and mother)
3. Writing the Lifestyle Design plan - yes there is such a thing!
What is it actually? Lifestyle Design is a design process of life in a way that will be compatible with your personality structure, strengths, values, dreams, passion and goals. It's the freedom to design your life the way you want, without being put into molds!
So we sat down and wrote for ourselves the Lifestyle Design we want to live. We started to reverse engineer our dreams and how we will reach them through real estate, how much money we will need for this purpose and how long it will take and voila, we have an initial treasure map with which we feel confident enough to jump into the water!
4. Finding the missing piece of the puzzle - every healthy business needs an integrator and visionary
(I recommend reading the great book Rocket Fuel)
The Visionary is the one with the vision, he is usually the one with the drive and creativity that outlines the business goal.
The Integrator's job is to implement the vision and goal.
The Integrator takes the big picture and starts planning a road map to get there, breaking down each milestone into trackable and achievable tasks with Target Owners and Deadlines.
The most important part of the program is finding the right partner who will complete the side you are missing and will have the same commitment and passion for success in real estate as you, if not more.
Luckily we share the same DNA and set of values, but at the same time each brings something different to the plate.
We are writing these lines together, from Miami, Florida (this is one of Eyal's Life Design decisions), where Eyal has lived for the past decade, 38 years old, with a Realtor license, and previous experience in the American real estate field. He is the Visionary among us.
Yaron is the integrator whose every second word is KPI'S, Processes, Deadlines, Accountability. After 15 years in key positions in the high-tech field in international companies (yes, the ones with the 21 ice cream flavors) he took the step and jumped into the water for the fulfillment of both of our shared dreams.
So armed with American and English citizenship from mom's side, and entrepreneurial DNA from dad's side, we set off!
We manage a real estate investment company that focuses on the Florida market and is a One Stop Shop that includes locating Off Market properties at a significant discount, utilizing various exit strategies such as: BRRR, Fix & Flip and Wholeselling. Building and increasing our rental portfolio, managing it with the help of In House Property Management, and selling Turnkey Investments properties to American end customers for residential or investment purposes, and in the near future we will establish a real estate fund.
In the following posts we will touch on the following topics:
Lessons learned from our first 50 Phillips
How to find off market properties below the market price
How to choose the right exit strategy
3 important lessons we learned from handling Eviction
Will be interesting!
