I have been investing in real estate for about 13 years and for the last 7 years I have been investing in real estate in the United States. But I came to real estate by chance, I did not plan to buy properties.

I felt that my economic behavior was not correct. I knew I needed to increase my income - But I did not know how?
I wanted to live in a slightly higher standard of living. I wanted to allow my children to go to private circles and teachers. I wanted to drive a new car, go for a walk, go to restaurants and have the chance to take my family abroad for at least once a year. At that point it was a dream.
I was looking for something else but could not afford to leave my job, I knew that he had something else, that I could also enjoy it, also make a living from it and also find the time to spend time with my family and not lose sight of my children growing up.
I came to real estate by chance, didn't really know what I wanted and what was the right solution for me and decided to go for a general business orientation course. One of the lectures in the course was about generating passive income from real estate investments.
I didn't know you could make money from real estate, I always thought a residential home only and its mortgage only take once in a lifetime. That's what my parents taught me.
I realized that the key benefits of real estate investment are the fact that this is passive income. After searching, purchasing the property and bringing in a tenant, the property starts to bring us monthly income.
This is where our work has ended, this income no longer depends on us. Our money works for us and over time the loan also pays off.

After taking the first step it was already easier to continue, it did take some time but I went on and bought more property and more property, and every time I found a property on the opportunity - I also found the way to organize equity and financing to buy it.
Until 2010 I bought 10 apartments for investment in Israel.
But not everything was at ease. As of 2008, the real estate industry in Israel has been upset with all the cards: prices jumped tens of percent and I could no longer invest the same way and looked for another place to invest.
I found out that for the price of one apartment in the country, I can buy 4 properties in the US and double my income twice as much as I would in the country. I found a place where I could make 4% return on my money instead of 10% yield in the country.
And so I started my journey in real estate investing in the US.
The beginning was difficult, I didn't know who to trust and who to consult.
I started meeting with Israeli companies offering properties for sale in the United States. I did not test too much, believed the marketing company, showed me a beautiful video and a lovely presentation, where I was promised with high returns and wise investment and convinced.
After the problems started and I researched a little more deeply I realized that I had bought the area not the best and too expensive, the company that sold me the property earned its money on sale and I was left alone to deal with the problems.
10% The return I was promised was only on paper. The properties did not function according to plan and very quickly I found myself paying for unplanned expenses and with two properties standing empty and rented.
It was a long time before both properties were leased and started to yield.
I realized that I had purchased properties in a problematic and overpriced area.
I learned this lesson only after the two failed attempts I made.
I realized that the best way for me to buy good properties in the United States that would also yield good returns and also value them and make me high profits when I wanted to sell them in the future is - Create my own relationships with the right people in the field and buy directly from them.
In this way, I also saved high amounts of the Israeli companies' brokerage differentials, which I could invest in buying additional assets.
I started to make connections with local brokers, I also made contacts with property management companies in every area I wanted to invest in. Since these are not people I can meet face to face as easily as I can in the country, I have invested a lot of time to deepen and deepen them, I have had a lot of phone calls and Skype meetings to see if these people are right for me to work together.
I invested time in in-depth market research in each area I planned to invest in, collected statistics, and did thorough and comprehensive work to understand all the data from every direction. And just after all the data worked out the way I wanted to - I made the investment quietly and purchased my first property in the US, not through Israeli realtors.
The investment paid off - the thorough research I did and the acquaintances I made with local brokers proved to be the most lucrative, I managed to reach the return goals I set for myself and purchased the property at a lower price than the market price so that whenever I wanted to sell it at a decent profit.
With the knowledge I gained, I acquired more and more assets in the US in this way, and their numbers are increasing. The investment there just pays off for me!
Thanks to my intense experience - also in finding rental properties, in managing the assets on an ongoing basis and in working with the right people - I became an expert in the field.
Today I accompany other people how to go the same way I went and save the mistakes I made at the beginning, without experiencing painful and expensive lessons.
Today I can say for sure - I am completely out of the "rat race", I have a passive monthly income that allows me to live the standard of living I wanted for me and my family and have the opportunity to give them everything they need, without thinking twice if I can. To myself.
