A house for renovation, rent and betterment

    Port Richmond

    South Fort Richmond is hot.

Prices reflect the gentrification processes going on in Philadelphia along the river corridor and main boulevards with public transportation.

    What did we find?
A small house, about 800 sq.m., 2 and a half rooms, 2 toilets (not exactly, we'll get to that in a moment). Small garden, spacious basement, renovated kitchen and living room.
Seemingly, a tour of the first floor and the basement of the house looks in good condition however when we went upstairs we discovered the catch. The bathroom is completely demolished, from the foundation to the ceiling and requires rebuilding including walls and porcelain. The landlord tried to renovate but got stuck without money. The floor must be replaced in most of the house

Our recommendation - click on the price and buy at a discount (there is a situation), renovate, rent or sell now or in the next two years at a rising profit. The population on this particular street is still tough but 2 blocks away, the change is already in every corner. A project of turning a class C rental house into a renovated B + B level can yield a very handsome profit.

    Details:
    Asking price: $ 85,000
    Offer recommendation: $ 75,000
    ARV $ 160,000- $ 220,000
    Rentals: 900-1000 $
    Renovation estimate-$ 16,000

    Living room

    .

In the heart of the old neighborhood, 7 is a short drive from downtown Pili, major transportation arteries and endless employment centers
