Meet Ronit Shahar:
My name is Ronit Bachar Shachar, this is my literary name (in real estate I am Ronit Shachar, because it is impossible in America with too many ").
Among the other things I do in life I am also a poet in the Holy Land and my first book was published in Am Oved in 2017 and the second is about to be published soon, some of my songs were published at Stanford University and I won a commendation mark and the Lottery scholarship given to the book.
My writing deals mainly with the subject of the second generation of the Holocaust, and the fact that as a result I was a battered girl for many, many years.
About eighteen years ago I got into real estate, in general, and before that, I was an art teacher at a high school in Yehuda Maccabi and I designed school spaces and sets.
I was also one of the founders of the Democratic Open School in Tel Aviv and I was involved in visual arts mainly for my own pleasure.

Creativity, one of many stories
In real estate transactions I always see the pattern of people, how different they are when they want to sell their property (not willing to admit glitches, not willing to go down in price) compared to their other side when buying, when everything in the property seems to them a huge repair required and trying to lower price with all their might .
Twice they made me an astrological map and it turns out that my horizon is in Libra, which probably allows me to always see both sides and flex their positions towards each other and reach an equal valley.
Buyers always want to know what the seller thinks and usually will not know, the sellers are not really interested in knowing what the buyer thinks the main thing is to put the money.
Throughout the deal there are obstacles that need to be skipped and problems solved, like an apartment a young guy from California bought from me (without seeing) that was supposed to go ahead and close on the 18th of the month but the seller can not and asks to close on a pre-arranged date (her right, but my buyer is angry).
Each deal has its own dynamics but if you change something in the seller or broker or buyer, it will work differently video in it other things, like great deals I made here after the real estate crash that some buyers did not want and regret to this day and buyers did buy me congratulations I created to change him like the story about the big doctor's office I had to sign a contract with and when I could not reach him for three months I decided to make an appointment with him as a sick patient [because otherwise he would not see me] and so I closed the deal with him.

Meet Amir Khan:
My name is Amir Kahn, 36 years old, I was born and raised in Oslo, Norway, married to my amazing partner Hadar Elbaz Kahn and the father of 2 sweet children.
I started my path in the real estate world as a child, the entrepreneur's principles were in home education. I experienced how my late grandfather Herman Kahn, who is an inspiration to me, builds for himself an amazing real estate empire built mainly from buildings in a prime location in central Oslo. He built the business with both hands with hard work and processes that took many years.
Before and after the army I worked in the business of maintaining the apartments and presenting them to those interested, this fieldwork gave me an initial understanding and experience in the world of renovations and property management.
Later I started a food business that works great today in parallel with real estate, but what is an independent business that makes good money compared to a degree and a respectable job?
So I too continued in the automated track of a university and acquired a respectable degree that would elicit a smile and pride from the parents, I successfully completed my mechanical engineering studies and from there straight to the 8-17 industry.
I did not have a sudden enlightenment that this concept is not for me, but I have always known that I must live my life in complete freedom of choice!
Before entering our first investment we devoted every spare moment to learning about real estate investing, after several deals in the hat of the passive investor we decided to up gear.
We took an in-depth course and did several transactions to understand if we are in the right direction and it is for us. We fell in love! Both the failures and the successes drew us to continue.
For me from that point it was a change of mindset and I decided that now I go for it with all my might. and so it was!
We currently work in the Indianapolis Indiana and Dayton Ohio markets, on rentals and flips of private homes, each home purchased with a clear purpose and strategy, also discussed this week.
I believe that real estate is a way of life!
In the podcast I will share with you as much as I can from my experience and my approach to the world of real estate and I will try to give as many practical tools as possible for things that were a little less talked about before me.

A little story and beginners
A few months ago I was first exposed to a book that I later discovered was a bestseller. My 5 year old daughter took it out of a pile of books we got from the niece, I immediately recognized that the book was long and probably sleep she would not go soon, but she probably insisted because of the illustrations which were really very beautiful.
I started reading to her and was pumped, "Who moved my cheese?" Talking about 4 characters who live in a kind of maze and look for the cheese that will bring them happiness in life. The cheese of course is a metaphor for the dreams and aspirations that each of us has and the different characters are us, the actions we take and the results we get.

Mental real estate
The best investment you will make in life is the investment yourself!
According to experts up to the age of 7, the human brain and personality is built according to the experiences and people who surrounded it to that point.
Then about 95% percent of the daily activities we do are out of habit.
what??? You want to say I have almost no control over my life? Right!
The most obvious example of this is driving a car.
You travel to work automatically without having to strain and think about the road.
why is it? In fact, the brain of a child up to the age of 7 is in a state where it produces habits and structured plans on how to respond to all kinds of situations in life by watching and learning from the environment. Be instinctive (the subconscious part of the brain) and actually only 7% of the day the cognitive (creative) mind goes into activity.
So one of the things that is very important to me in life is to spend quality time with my children, and imparting education and values into their lives.
I will return to the previous post I mentioned in the book "Who Moved My Cheese."
Already today, I share with my 5-year-old daughter all of our activities in the United States and strive to instill in her the faith, initiative, and confidence to succeed. The seeds I plant today will bear fruit in the future, so it is in raising children and so it is in real estate or basically in every area of life.

My name is Alon Niv, married +1 (could it be that by the last post in the series I will already be +2?).
Has been buying properties, improvements and rentals since 2013, as well as new construction projects.
About three months ago I left my job as an employee in Israel and went after my heart to engage in real estate in the US full time and from the field!
So today I live with my family in Dallas, Texas
I strongly believe in doing business with people!
We shared with more experience and we shared less but we are all human and we all started (or want to start) somewhere.
In my opinion, what is more important than one percent return or another is that we be whole with our investment, with the people we work with and sleep well at night…
When I sat and thought about what to tell in the podcast, what else I could innovate, what other points I could touch on that many good people who wrote here before had not yet touched, I decided that I would just write about myself.
If I can inspire someone, if any of you feel connected, maybe be where I was until recently and will rise up and do something - I did mine!
So how did it all start…
When I was in the army I was on a field team and I enjoyed it so much that I allowed myself to make a statement-
"I'll never work in an office!"
From there I was discharged from the army, returned from the trip and reality hit me.
"I will not work in the office" but what is it ??
Who works outside? What will I be a driver?
So I found a job measuring plots.
I worked for 3 months during the hot summer months of Israel. So hot that I began to hallucinate that I was seeing lakes!
I ran out of ideas and went with the flow to study.
I bought myself a few more years of postponing the decision of what I would do in life and then exactly what I did not want to happen happened-
I found a job in the office
The salary was good and I had no other idea anyway so I went for it ..
And so the years passed, from position to position, from company to company, fighting for the place by the window to know at any moment whether there was still light outside or it was already dark.
Going back for a moment to the period of study that I did not expand on before, I will tell you that in retrospect something happened there that will be more meaningful to me than all my 4 years of engineering studies.
In 2013, third year of studies, I invest with a classmate (we don't really sit on benches today, do we?) who just opened a real estate development company together with a local partner in the USA and the worst of all happens -
I really benefit from the first project as the business plan showed!
The best experts will say that the most dangerous thing is to make a profit on the first project and think that you have cracked the method - you have understood how to make easy money, you are the king of the world!!
So I took the principal and profit and left them for another project plus an even larger amount that I brought “from home” in another project at the same time.
You can already guess what happened right?
A business plan that showed a one-year project and 22% profit turned into 3 years and a loss of 60% of the fund.
And translated into real numbers - a loss of $ 35k in the two projects together.
At a point where many would retire from the field and go try their luck elsewhere,
A strong gust of energy and motivation hits me - I'm going to learn how to do it myself and get the money back!
In those days of "finishing" the projects I am already after school, sitting in the office by the window, trying to understand what is happening in the real world outside and wondering if I will still get to experience some sunny moments today and then it passes in front of me in the feed ..
"Want to learn how I did it?" I saw an advertisement for a real estate course.
Again talking to myself - "Alon, you will only be serious if you invest money".
In the podcast I will tell about the path I took in the world of real estate and in general, the transition from renting to self-employment, the transition from Israel to the USA and I will share some personal stories.
We will also talk about striving for contact, speed of response and tuition.
