When looking at a location for overseas real estate investment, as opposed to the local real estate investor's mindset, other important elements of the environmental dimension are coming into play.

Location is no longer measured in terms of the physical environment Proximity to highways Schools Level of income and local employment. These, of course, are still very important in the microcosm.

But before that, the savvy investor must look at the macro-level environment. For example, a political environment, a cultural environment, a regulatory environment, and a macro-economic environment.

Explain simply. It is clear that investing in a reformed western country is a strong advantage over other countries. We feel safer when the property is registered in an orderly and transparent manner on the Internet, which in the United States has a name in relation to an asset in Eastern Europe, where the processes and transparency are lower.

But also in comparison between Western countries. Such as Germany or Britain versus the United States.

In the regulatory environment dimension, we are witness to rigid tenant protection laws in Germany as opposed to capitalist laws that are aimed at homeowners in a number of countries in the United States.

In addition, the complexities and political risks of multi-refugee Europe and the problems between the disintegrating EU countries are all evident, and these pose a risk in the economic sphere and in particular the risk of exposure to the weakening euro, which is also reflected in the lack of room for maneuver in the European interest rate policy.

In this sense, I believe that today, the macro-economic outlook, in the aggregate of considerations in the United States, signifies stability and strength over European countries.
