Real estate podcast and interest is proud to present: an interview with the entrepreneur of the week - Dor Goldstein - real estate investments in the United States Hello everyone, my name is Dor, I have been doing real estate projects and investments in Israel and the US since 2017, I will detail my experience in relevant contexts in the following posts. The posts will deal with several avenues within the industry, from the point of view of an entrepreneur and an investor, rentals, new construction, AIRBNB and all that implies, let's start with macro: in recent years the changes happened quickly, in my opinion mainly as a result of cheap money and working from home, in practice: great purchasing power and credit Cheap equals an increase in demand, example - at a 3% interest rate an average buyer can buy a house for $400,000 compared to $300,000 at today's 7% interest rate. Working from home means severing the connection between geographic location and career, consists of moving out of the city and moving between states, after Zum replaced Face To Face in New York who was used to paying 12% of his salary in taxes to the state and the city, he moved to Miami for a better climate without those taxes, in exchange for a difference in taxes An average home moving from California to Texas can easily have several tens of thousands a year. When you add to that differences in living costs, migration to cheaper states or countries with less taxation becomes obvious (Florida, Texas IN, New York, California OUT). At the moment there is a monetary policy change, which means that money is becoming more expensive, in my unfounded opinion, the pessimism (prices are expected to drop) together with the increase in the prices of the execution (materials and mainly labor) and financing will cause less supply in the long term, which means we will remain in low supply in the US. In Israel, rapid growth in GDP and population means an increase in the number of applicants and the amount of money in their hands, and on the other hand, little supply, few reserves, lead to supply and low supply expectations. The market is optimistic, and prices the investment in it accordingly, low risk and low return. We'll get into that too in the next post. My theory is that there is a built-in deflation, the technology makes services and products cheaper and more accessible, but not mixed or limited assets (land, collectibles, transaction costs) An example is that an electrical appliance today is boringly good and cheaper than ever compared to construction or land costs that are significantly higher than ever. I was fooled, call it naivety 🙂 What's more, I managed to do everything A year between one transaction and sometimes two, it was urban. I managed to earn more from one flip than I earned in a whole year from working in security. Even when I thought about leaving the workplace as an employee, I couldn't. and succeeds with difficulty and with hard work (mainly mentally) to increase the equity between 6-100 thousand shekels in one year. I began to feel frustrated with checking cases as an insurance agent and doing one or two deals a year. In security, I decided that I would start helping and loaning other investors for real estate investments, and in Israel, at the same time as continuing to look for "bargain" deals for myself, I began to notice that in the course of my searches and digging to find a flip deal, I manage to locate properties at good prices, although the deals are not suitable for a flip deal, but in the decision they are suitable and magical for investors who are looking for long-term deals, I gradually started making a living by escorting deposits and downloading from my job as an employee until finally I completely left my job as an employee, and what about flip deals you ask 🙂 After 150 flip deals in which I manage to increase my capital, I started to feel that I was chasing my own tail with a lot of effort for too little profit I did a calculation and saw that I could earn the same amount and even more even if I didn't buy and sell so many times. How is that?  The reason is an increase in value, in the 10 years that I have been dealing with real estate, there was a 300% price increase. I decided that I would stop with the flips and only come back when the prices start to become static (if at all). I focused on accompanying deposits and profitable investments for myself over the years. I saw how passive income was for which I invested in the world of real estate. is getting farther and farther away, the prices are skyrocketing and the rent hardly moves, the yield is eroding and eroding and with it the passive income that I always dreamed of two years ago I decided to specialize in US real estate to sell my properties in Israel and build a portfolio of properties in the United States since I managed to purchase several single family properties For myself and also to borrow other deposits as a wise partner to cooperate with the real estate entrepreneur Benny Shalev as of writing this post we are in Ohio paving the way for the purchase of a 20-door multi-family, together with deposits in the following posts I will tell about my creative and obsessive way it must be said 🙂 to generate outgoing transactions An exception in the markets I work in in Israel and the USA and the first deal in the United States that gave me a lot of headaches and did not earn me money, but taught me a lot!!

I began to feel frustrated reviewing cases as an underwriter and doing one or two deals a year
Then the token fell to me, I understood and internalized that this way it will take many more years before I can leave my job in security
I decided that I am starting to help and lend other investors for real estate investments and in Israel at the same time to continue looking for "bargain" deals for myself
I started to notice that during my searches and digging to find a flip deal
I manage to find properties at good prices, although the deals are not suitable for a flip deal, but in the end they are suitable and magical for investors who are looking for long-term deals
