  🚨 One of our recent deals hit a roadblock: the lender rejected ESTA as valid documentation. Let’s break this down and help future borrowers avoid costly delays.

  🆚 What’s the Difference Between ESTA and a Visa?

  📄 ESTA: A visa waiver that allows eligible travelers (like Israelis) to visit the U.S. for up to 90 days.
  🛂 U.S. Visa (like B1/B2): An official visa issued by a U.S. embassy, showing legal presence.

  ⚠️ Many DSCR lenders do NOT accept ESTA as ID.

  📉 Why This Matters in DSCR Loans
  Some lenders require:
  ✅ Valid Passport
  ✅ U.S. Visa
  ✅ U.S. address proof (utility bill, lease, etc.)
  ✅ ITIN or SSN
  ✅ LLC docs proving ownership
