משא ומתן עם מוכר FSBO
אשתי ואני מנסים לקנות בית עבור האחרון 2
שבועות. זה מוסך 4 מכוניות עם דירה על גבי 4 דונם,
עם עוד אתר על הנכס להגדיר עבור הבית הראשי. ה
המוכר שואל 299k.
ההצעה הראשונה שלי הוערך ב ~ 290k (295k מחיר הרכישה &
המוכר שילם עלות הסגירה). המוכר אמר שהוא יחשוב על זה
אף פעם לא חזרה אלי.
שבוע אחד עובר ואני להגיש הצעה שנייה בשווי של 294k (299k
מחיר הרכישה & 5k לקראת סגירת). המוכר אומר שהוא יעשה זאת
לסקור ולקבל בחזרה לי מאוחר יותר באותו לילה. הוא לא חוזר
כך שאכתוב לו למחרת בבוקר. אני לא שומעת שום דבר כל היום
אני מתקשרת אליו. הוא אומר “אשתי ואני חושבים על זה, יש לנו
היו 8 הצגות השבוע ורוצים לנסות ולקבל מחיר מלא. אנחנו

לך ביום שני.

My wife and I have been trying to buy a home for the last 2
weeks. It’s a 4 car garage with an apartment on top on 4 acres,
with another site on the property set up for a main house. The
seller is asking 299k.
My first offer was valued at ~290k (295k purchase price &
seller paid closing cost). Seller said he would think about it and
never got back to me.
1 week goes by and I submit a second offer valued at 294k (299k
purchase price & 5k towards closing). Seller says he will
review and get back to me later that night. He doesn’t get back to
me so I text him the next morning. I don’t hear anything all day so
I call him. He says “my wife and I are thinking it over, we have
had 8 showings this week and want to try and get full price. We
have several showings this weekend and 2 on Monday. I’ll get back
to you on Monday.”
We really want this house and are willing to negotiate but he’s
not countering or even responding to our offers. I was thinking
about offering $304k with 5k towards closing and giving him 24
hours to respond or pulling all offers. That’s the top offer I’m
able to do right now.
Should I wait until Monday night to see if he responds or go
ahead and make the offer?
