Hi Everyone, i would like to dedicate this post to what is probably the main key for every investor and developer — Finding the deal!
So where do we look for deals???
Here are some of the main streams for finding the deal that might work so we can make money:
  1. MLS
  2. wholesaler
  3. Auction
  4. Probate
  5. Vacant properties
  6. Short Paula Sales
  1. MLS is the main place where realtors will post their listings and from there it gets feed to major sites like Zillow, Trulia, Realtor… most home for sale on these sites will not be of value for investors however there are diamonds to be found. in order to find these diamonds you will need to do lots of mining
  2. Wholesale deals are a good source for investment properties however you would want to get as close as possible to the wholesalers so they bring you their deals before they send them out to everyone else, if you are waiting to see their email blast with available properties you will be competing with other investors and the deals might not be great deals.
  3. Auction Foreclosure auction are a great source for finding properties but this does not come without some risk. you will need to do your homework and see if there are any major liens attached to the home as not all liens are cleared at a foreclosure sale. you do not know the condition of the home inside as most likely you did not see the inside so prepare for the worst. if the property is occupied by a tenant you will need to let them stay until the end of the lease agreement. also if it is owner occupied please familiarize yourself with the eviction laws in the area.
  4. Probate you can buy this list of probate homes or you can go down to the county office and collect this data by yourself. This is a good source to find properties as most are looking to sell and these properties most likely need to be updated.
  5. Vacant properties are good sources since the property in unoccupied and the owner might be ready to move on from these properties. you cn find these properties by driving around neighborhoods ( driving for dollars) and looking for properties that are neglected and not being maintained or purchase a list( there are many companies that sell this list).
  6. Short Sales this is a very good source to find properties with value or distressed so see this as the holy grail for investors. The down side to these properties is that it takes around 6 months to close however when you find these properties you are negotiating directly with the bank and since the bank would rather sell the house than take it over in Foreclosure they most likely will release the property at a discount. in order to be successful with these type of deals you will need to create a good supporting team that will make sure to have the process going with the bank in the correct way and be able to present your offer in the best way possible.
