“Why on earth would you want to scatter your f***ups across so many different fields?
Wouldn’t it be better to just fail in one, learn, move on, and be done with it?” 🤷‍♀️

That’s what someone once said to me.
Well, there’s a name for people like me — generalists, or “Jack of all trades.”
We’re the ones who can’t stick to doing just one thing — we have to explore, to experiment, to try it all.
And in the U.S.? Oh wow, there’s no better place for that — the land of unlimited opportunities.
It’s like an all-you-can-eat buffet of real estate and business ideas. 🍽🇺🇸

In my four years in U.S. real estate, I’ve:

  • Worked in three different markets (and flirted with two more 😅)

  • Closed dozens of deals in multiple strategies

  • Bought single-family homes, duplexes, a six-unit building, condos, townhouses, and even a 1955 collectible metal house 🏠

We’ve bought properties off-market, from wholesalers, at auctions, and directly from sellers.
We’ve flipped, we’ve held, we’ve refinanced, and we’ve played with every buzzword out there:
STR, MTR, LTR, BRRRR, Section 8, Sub2, RTO, arbitrage — you name it.

We’ve managed properties ourselves — both short-, mid-, and long-term rentals.
We’ve sold our own flips.
We’ve closed creative financing deals.
We’ve managed large renovations — down to the last screw 🔩 (and learned we don’t want to do that forever 😅).

At one point, we ran 12 Airbnbs simultaneously, handled every message ourselves —
until we hired a team to handle guest communication. 🙌

Now, we’re venturing into co-living homes, new construction, and exploring mixed-use properties like laundromats and small businesses.
We’ve also mentored new investors buying their first rental and helped them manage it remotely.

And through it all — what matters most to me is doing good.
Not just for us, but for others — for communities, for people, for the world. 🌍

But if you zoom out far enough…
you’ll see that I am actually focused, right? 😉
It’s all real estate, in the U.S., mainly in Ohio — around Cleveland and its suburbs.
And the wildest part?
Almost all of it happens right here — from my phone, on my living room couch. 📱🛋

So… hi! 👋
I’m Julia Havia, 39 (almost 40!), mom to Aili (10) and Alma (8) — my sweetest joys.
Married to Roi, my love since I was 19 ❤️
Born in Jerusalem, lived in Tel Aviv for a few years, and now based in Rishon LeZion.

I spent over a decade in high-tech as a software engineer,
and today I’m full-time in real estate
co-founder of a U.S. real estate investment company with my amazing partner Ronen Reshef (a total legend, by the way 😉).

Like any entrepreneur, life’s a mix of joy, chaos, pressure, and pride —
basically, another kid… or a few dozen of them. 😅
