Today I want to talk about a concept every stock market investor knows—but in real estate, people forget: Buy The Dip 📉
So what is the DIP?
In investing, a dip is that temporary drop on the chart that happens right before the next upward move.
In the Dallas (DFW) real estate market—we are exactly at that point right now.
This is the window where the market is “catching its breath” before the next wave of growth.
Why is this the perfect DIP right now?
1. Your negotiation power increases 🤝
When interest rates are volatile and many investors are sitting on the sidelines waiting—
sellers on the ground become much more flexible.
This is exactly when we’re able to close deals:
- At better prices
- Without bidding wars
This is the dip—buying when others hesitate.
2. You buy the house—not the mortgage 🏡
The most common mistake is waiting for rates to drop.
But think about it:
The moment rates drop, thousands of investors will rush back into the market.
- Competition returns
- Prices climb fast
What you “saved” on the mortgage—you’ll pay in a higher purchase price.
3. The DFW numbers support the DIP 📊
If you look at recent data (for example from FRED), you can see:
- A noticeable drop in listing prices from early 2025 to early 2026
- Sellers adjusting prices due to rate volatility
This isn’t random—it’s the pressure point in the market.
And here’s the key:
With nearly 100,000 new residents per year moving into the Dallas metro alone,
there’s a demand backlog that simply won’t allow prices to stay low for long.
This window will close.
How we use the DIP
We leverage this moment to:
- Identify properties at strong entry prices

- Lock in a low purchase price today
So when rates drop—
