What is Foreclosure—and where is the real advantage for investors?
Foreclosure is a legal process in which a lender (usually a bank) takes control of a property due to the borrower’s failure to meet loan obligations.
The lender’s goal is not to profit from the property—
but to recover the debt.
How the process works
- The borrower stops making payments
- A legal action is initiated (e.g., Notice of Default or Lis Pendens)
- The property enters Pre-Foreclosure
- If unresolved → it goes to auction
- If unsold → it becomes bank-owned (REO – Real Estate Owned)
The three stages of opportunity

it has already been:
- Processed
- Reviewed by multiple parties
- Priced according to risk
