The U.S. housing market lost some momentum in June as pending home sales declined nationwide, highlighting the continued impact of elevated mortgage rates and record home prices on buyer activity. While employment remains relatively strong and some local markets continue to attract buyers, affordability challenges are keeping many households on the sidelines.
According to the latest Pending Home Sales Report from the National Association of Realtors (NAR), contract signings for existing homes fell 5.4% compared with May and were 0.3% lower than June 2025. The report suggests that many buyers are delaying purchasing decisions as borrowing costs remain high and home prices continue to hover near record levels.
Mortgage Rates and Home Prices Continue to Limit Demand
Housing affordability remains one of the biggest obstacles for prospective buyers in 2026. Mortgage rates have stayed near their highest levels in almost a year, while the national median existing-home price recently reached another record high.

The Northeast and Midwest posted modest annual increases in pending contracts, while the South and West experienced slight year-over-year declines. These gains demonstrate that local housing conditions often differ significantly from national averages. Markets with improving employment, attractive pricing, or changing inventory levels continue to generate healthy buyer demand despite higher financing costs.
National Numbers Don’t Tell the Whole Story
Housing professionals caution against relying solely on national statistics when evaluating the market.
Different metro areas are experiencing very different conditions. Some cities continue to face limited inventory, which keeps competition high even as mortgage rates remain elevated. Other markets have seen inventory increase enough to provide buyers with more negotiating power and additional choices.
For example, inventory shortages continue to support pricing in parts of the Midwest, while several coastal markets have recently experienced renewed buyer activity after periods of slower demand. At the same time, a few cities are still adjusting to weaker price growth and softer sales conditions.
