looking for a duplex investment property for a house hack and also to airbnb in PHILLY. how should i pick the right property?
here is my over view.
use 40k to 60k for total investment using a conventional loan
with 10% down
use Niche & turila crime map to determine safety
analyzing rents in the area=use zillow/fb market place and
rental comps mls
use 8% for capex 8% for repairs 7% for vacancy
goal $150 to 200 per door after all expenses
living in one unit and renting the other. looking for 2 + 2 and
renting one room out on airbnb
how do you analyze property? do you use lower % for capex
repairs etc? what areas are good/decent in the Philly area for
airbnb?
