Homeowners and real estate agents are increasingly turning to artificial intelligence to digitally enhance photos for real estate listings. These AI-driven enhancements, known as “virtual staging,” can give potential buyers a glimpse of the property’s full potential often simulating changes that, if made physically, could cost up to $100,000.
While virtual staging can help move listings more quickly and tailor the look of a home to appeal to target buyers, industry professionals caution that transparency remains key.
AI in Action: From Lawn to Living Room
Matthew Ping, principal broker with Porcupine Real Estate in New Hampshire, recently encountered a listing with an unusually lush lawn. Upon closer inspection, he discovered the lawn, as well as the roof and the home’s façade, had been digitally enhanced using AI.
“If a buyer wanted to make those changes in reality, it might cost up to $100,000,” Ping said. “So why advertise it like that? It risks misleading buyers and could backfire.”
With most buyers first encountering properties online, eye-catching photos are more important than ever. Professional staging has long been a method to make homes universally appealing, with more than 80% of buyer agents reporting that staging helps clients envision themselves in a space, according to the National Association of Realtors. AI is now offering a cost-effective alternative.
How Virtual Staging Works
Virtual staging platforms allow realtors or homeowners to upload images of existing rooms and specify the style or layout they want. The AI then digitally adds furniture, décor, or other design elements. Some platforms generate staged photos in seconds; others take a few hours. Additional tweaks can be made through simple photo-editing software if necessary.
Katy Borja, marketing director at Dickson Realty in Reno, Nevada, emphasizes that AI staging is particularly useful for vacant or under-furnished properties. “AI lets sellers showcase possibilities quickly and cost-effectively,” she said. “It provides flexibility, speed, and helps properties reach the market faster.”
Borja also stresses the importance of transparency: “Photos should be clearly labeled as AI-enhanced, so buyers understand what’s digitally modified versus what exists physically.”
Cost and Convenience Benefits
One of the biggest advantages of AI staging is the cost savings. Traditional staging can range from hundreds to thousands of dollars, particularly for luxury homes, and can be logistically challenging for properties in remote locations. AI allows agents to digitally furnish, redesign, or reimagine spaces without the physical constraints of furniture delivery, painting, or labor.
Moreover, AI staging is significantly faster. A process that could take weeks with physical staging can now be completed in hours or even minutes. This speed can be crucial in competitive housing markets.
Balancing Marketing with Reality
While virtual staging can enhance marketing, it comes with limitations. Multiple Listing Services (MLS) often require disclosure of AI enhancements, and digital alterations cannot misrepresent physical dimensions or structural characteristics.
Buyers viewing a property after seeing AI-staged photos might feel disappointed if the home doesn’t match expectations. To mitigate this, many agents display AI-staged images alongside unaltered photos, providing a balanced view of the property.
Felicia Pulley, creative director for the Real Estate Staging Association, notes that physical staging still has a stronger influence on purchase decisions. “Virtual staging is faster and cheaper, but in-person experiences still drive buyer offers,” she said.
However, AI is also transforming how stagers work behind the scenes drafting proposals, marketing content, internal procedures, and client communications making businesses more efficient.
Looking Ahead: An Evolution, Not a Revolution
Both Ping and Borja believe that AI staging will become increasingly integrated into real estate marketing. “It’s an evolution, not a revolution,” Borja said. “As AI becomes more embedded in business operations, it will simply become another tool in an agent’s toolbox, complementing not replacing traditional methods.”
From cost savings to speed and flexibility, AI staging is poised to reshape real estate marketing. But transparency, realistic expectations, and ethical use will remain critical as buyers navigate listings in an increasingly digital-first market.
